Role Overview

You will take full ownership of the Scanlans brand across three defined regions, Leeds, Birmingham and Manchester, setting the standard for service, culture and performance in residential block management. As the senior figurehead, you will lead and develop a circa 25-strong team, ensuring consistent, high-quality delivery that strengthens client relationships and enhances resident satisfaction.

Based three days a week in Manchester, you will travel regularly across the portfolio to stay close to your teams and customers, understand local needs, and align regional delivery to a clear, group backed strategy. This is a hands on leadership role where you will balance operational oversight with commercial focus, empowering your people to excel while driving continuous improvement.

ROLE EXPECTATIONS

Day to day, you will lead regional property management teams, ensure operational excellence across sites, and be the senior point of contact for key clients and stakeholders. You will oversee compliance, risk and financial performance, while coaching managers, resolving escalations, and championing a consistent Scanlan's experience across all three regions.

  • Clients and residents experience consistently high service across Leeds, Birmingham and Manchester, reflected in strong satisfaction and retention.
  • Teams are engaged, high-performing and well supported, with clear goals, constructive coaching and robust succession planning.
  • Portfolios are safe, compliant and well run, with proactive risk management and timely resolution of issues and escalations.
  • Financial performance is on track or better, with accurate budgeting, cost control and healthy arrears performance.
  • Brand standards are understood and embedded, with clear processes and continuous improvement driving efficiency and quality.
  • Communication is timely and transparent, building trust with clients, residents, suppliers and internal stakeholders.

How You'll Spend Most Of Your Time

  • Leading, coaching and developing regional managers and their teams to deliver consistent, high quality service.
  • Building and nurturing relationships with key clients, attending meetings, and managing escalations to positive outcomes.
  • Overseeing compliance, health and safety and risk across the portfolio, ensuring robust controls and follow through.
  • Reviewing financial performance, budgets and arrears, and supporting teams to meet targets and improve results.
  • Conducting site visits and regional drop-ins to stay close to operations, standards and customer experience.
  • Driving process improvements, implementing best practice and ensuring alignment with group systems and ways of working.

Experience That Helps

  • Leading multi-site property management or related service teams, ideally within residential block or estates environments.
  • Managing client relationships at a senior level, including handling complex meetings and escalations.
  • Overseeing compliance, health and safety and risk frameworks across a varied portfolio.
  • Budget management, service charge oversight and improving financial KPIs such as arrears and cost control.
  • Implementing process improvements and change initiatives that enhance service and efficiency.
