Interim Residential Property Solicitor

I am currently working with a legal 500 law firm who is in urgent need for a Interim Residential Property Solicitor to join their team on a interim basis. This is a 3 month temporary contract which offers you the chance to handle a diverse caseload of residential property matters, including leasehold, freehold, and home ownership transactions.

Job title: Interim Residential Property Solicitor

Location: Birmingham

Hourly rate: £50 - £60 per hour

Key duties:

  • Manage a varied caseload of residential property transactions independently from initial instruction through to post-completion formalities.
  • Draft and issue all necessary conveyancing documentation efficiently while maintaining high standards of accuracy and professionalism.
  • Respond promptly to pre-contract enquiries, ensuring all client queries are addressed with clarity and attention to detail.
  • Review and report on title documents and search results for both leasehold and freehold properties as part of the transaction process.
  • Negotiate contract terms effectively with all parties involved, ensuring agreements are reached in line with client expectations.
  • Oversee the exchange of contracts and coordinate completions within agreed timeframes, meeting the quick turnaround requirements set by clients.
  • Handle post-completion tasks such as Stamp Duty Land Tax submissions and Land Registry registrations accurately and within deadlines.
  • Manage a range of home ownership matters, including shared ownership purchases and sales, staircasing transactions, lease extensions, and right-to-buy acquisitions.
  • Liaise with housing associations, mortgage lenders, managing agents, and other stakeholders to progress home ownership transactions efficiently.
  • Advise clients on the legal aspects of shared ownership schemes and affordable housing products, ensuring compliance with regulatory requirements and lender criteria.
  • Work closely with national housebuilders on part exchange transactions involving unregistered properties as part of their plot sales procedures.
  • Maintain meticulous records of all casework using appropriate IT systems while always adhering to confidentiality protocols.
  • Participate actively in business development initiatives to contribute to the ongoing growth of the residential development unit.

  • 1-5 years' experience managing residential conveyancing cases independently from instruction through completion is essential for this role.
  • Demonstrated ability to handle leasehold, freehold, and home ownership/shared ownership transactions with minimal supervision is required.
  • Experience dealing with housing associations, affordable housing schemes, and staircasing matters would be highly advantageous.
  • Excellent commercial awareness enabling you to understand client needs within the context of property law is highly valued.
  • A proven track record as a dependable team player who thrives in collaborative environments is important for success here.
