Job Description
The Internal Surveyor is a RICS-qualified property professional embedded within the Bank's Portfolio & Credit Solutions function. The role provides in-house Chartered Surveyor expertise across residential, commercial and mixed-use real estate collateral, with a particular focus on ensuring that property valuations are appropriate for regulatory capital, provisioning and lending purposes. The role acts as the technical bridge between external valuers, credit risk, model risk, finance and regulatory reporting teams.
Key Responsibilities
- To act as the Bank's internal Chartered Surveyor, providing RICS subject matter expertise across residential and commercial property collateral.
- To perform internal revaluations and desktop assessments of property assets held as collateral, in line with regulatory and risk-based requirements for the valuation of immovable property securing exposures; of both commercial and residential nature.
- To support the monitoring and statistical/index-based revaluation of property collateral, including identifying assets that require a full individual revaluation according to internal policy parameters.
- To provide valuation commentary on back-book assets and in-life cases, recommending appropriate valuation bases, provide support and guidance to underwriting and in-life teams; along with guidance to any disposal strategies as necessary.
- To support new deal processes as appropriate across Real Estate and alternative Real Estate asset classes.

Skills & Experience
Experience Expectations
- Significant post-qualification experience (PQE) as a Chartered Surveyor, ideally including time within a bank, building society or specialist lender.
- Excellent understanding of the residential and commercial real estate markets, including valuation methodologies (comparable, investment, DRC, residual).
- Practical experience valuing or reviewing valuations of property held as loan collateral, including for regulatory/capital purposes.
- Experience managing external valuation panel relationships and overseeing panel manager performance.
- Familiarity with Automated Valuation Models (AVMs) and statistical/index-based revaluation approaches.
- Experience supporting workout, forbearance or in-life asset management cases desirable.
Technical & Regulatory Expertise
- Working knowledge of the Basel 3.1 (CRR3/UK CRR) requirements for the valuation and revaluation of immovable property collateral, including minimum revaluation frequency, valuation independence and prudent valuation.
- Understanding of how property valuation feeds into LTV, RWA, IRB/standardised approach capital calculations and IFRS 9 provisioning.
- Sound knowledge of RICS Valuation – Global Standards (Red Book).
- Ability to read and interpret financial accounts, business appraisals, credit searches and valuation reports.
- Analytical, evidence-based and pragmatic approach to valuation assessment and risk identification.
- Good working knowledge of MS Office (Excel, Word, PowerPoint); comfort working with valuation and risk data sets and Power BI when necessary.
Qualifications & CPD
- MRICS or FRICS – Chartered Surveyor, RICS-registered valuer (essential).
- Degree or equivalent in Real Estate, Surveying or a related discipline.
- Evidence of continued RICS CPD relevant to valuation practice and financial services regulation.
- Working knowledge of, or willingness to develop expertise in relevant regulatory standards.

- Excellent verbal and written communication skills, able to explain valuation and regulatory concepts to non-specialist stakeholders.
- Able to work independently and exercise sound professional judgement, while collaborating across credit risk, model risk and finance teams.
- Strong planning, organisational skills and accuracy under pressure and tight deadlines.
- Professional, well presented, and comfortable engaging with regulators, auditors and senior stakeholders.
- Proactive, self-driven and comfortable challenging valuation outputs where evidence supports doing so.
Additional Information
- Permanent role, full-time, Monday to Friday, with occasional extended hours as required.
- Able to commute reliably to our London/Manchester/Glasgow office base and travel occasionally to inspect properties or meet panel valuers.
- Clean or near-clean driving licence preferred.
