Investment Analyst
CBRE Investment Management is seeking a highly analytical Investment Analyst to join its European (Inclusive of UK) Direct Real Estate Transactions team. Based in London, this is a broad, cross border, cross-sector role spanning industrial, residential, office, retail and alternatives. The successful candidate will demonstrate intellectual curiosity, strong underwriting skills and a desire to get under the skin of every Transaction.
The candidate will play a central role in the underwriting of new acquisition opportunities and sales in multiple jurisdictions. They will help prepare Investment Committee recommendations and be responsible for the ongoing development of analytical tools and AI-driven outputs. This is an opportunity to contribute meaningfully within an established and active platform.
Key Responsibilities
Transaction Underwriting & Deal Execution
- Lead the financial underwriting of new acquisition opportunities across all commercial property sectors, including industrial, residential, office, retail and alternatives.
- Build, own and continuously refine asset-level financial models in Excel, stress-testing assumptions across a range of business plans and hold periods.
- Conduct thorough occupier, market and lease covenant analysis, including assessment of re-letting risk, void assumptions, ERV progression and capex requirements.
- Structure deals appropriately, factoring in equity, debt, tax and fund structuring considerations to optimise investor returns.
- Prepare and present investment appraisals and business plan summaries to senior team members, with clear articulation of the investment thesis and key risks.
- Assist in the preparation and drafting of Investment Committee reports, including return analysis and sensitivity outputs.
- Undertake buy/hold/sell analysis on existing portfolio assets, including consideration of capital markets conditions and portfolio strategy.
- Track live deal pipelines, market comparables and sector intelligence to support sourcing and deal prioritisation.

Debt, Tax & Structuring
- Understand key tax considerations relevant to direct real estate investment, including RET, capital allowances, REIT structures and carried interest.
- Analyse debt and equity structures, modelling their impact on levered returns and cash flows.
- Liaise with legal, tax and debt advisory teams during transaction execution to ensure deal structures are optimised and risks are appropriately mitigated.
AI Integration & Analytical Innovation
- Take ownership of introducing and embedding AI tools into the team’s daily workflows, identifying opportunities to improve speed, accuracy and depth of analysis.
- Develop AI-assisted processes for market research, comparable analysis, document review, sensitivity modelling and IC report drafting.
- Proactively explore and evaluate new analytical tools, data sources and automation capabilities relevant to real estate investment.
- Act as a resource for the wider team in adopting technology, sharing knowledge and building team capability around AI and data-driven decision making.

Modelling & Reporting
- Build and maintain sophisticated, audit-friendly Excel models for both asset-level and portfolio-level analysis, including IRR, equity waterfall and scenario analysis.
- Produce clear, concise and well-presented written outputs, including IC papers, investment memoranda and executive summaries for senior stakeholders.
- Engage with external advisers, agents and operators to gather market intelligence and validate underwriting assumptions.
Key Skills & Experience
- A minimum of 12 months of relevant work experience in real estate investment or commercial property.
- Experience across multiple commercial property sectors preferred.
- Understanding of investment structuring (equity, debt, fund vehicles).
- Ability to manage multiple live deals and workstreams simultaneously.
- Proactive, self-motivated and a genuine team player.
- High conviction in analysis with confidence to challenge assumptions.
- Comfortable presenting recommendations to senior stakeholders.
- CFA / RICS qualified or working towards is advantageous.
- Highly numerate and analytically rigorous.
- Advanced Excel modelling – DCF, IRR, waterfalls, scenarios.
- Genuine curiosity and enjoyment in dissecting complex deals.
- Good understanding of debt structures and financing dynamics.
- Experience or strong interest in applying AI tools professionally.
- Excellent written and verbal communication skills.
- High attention to detail and strong organisational skills.
