CBRE Investment Management

CBRE Investment Management is seeking a highly analytical Investment Analyst to join its UK Direct Portfolio Management team in the Separate Accounts division. Based in London, the role is broad based working in a team with a number of international separate account clients with cross border mandates spanning direct holdings in industrial, residential, office, retail and alternative sectors.

The successful candidate will demonstrate intellectual curiosity, strong reporting and underwriting skills, and ideally have experience in both asset management and transactions. They will join a highly motivated portfolio management team managing portfolios for overseas capital. The role will span asset management, fund and asset modelling and reporting together with the opportunity for transaction underwriting and execution.

This is a great role for someone looking to grow their skills in an established portfolio management team with the ability to take on increasing levels of responsibility. Dealing with international clients is a highly challenging and rewarding role with the added opportunity for overseas travel.

Key Responsibilities

Portfolio Management & Reporting

  • Management and coordination of fund valuation, fund performance and property level reporting
  • Analysis of fund performance
  • Client reporting, both written in quarterly reports and quarterly presentations to the client
  • Coordination and analysis of asset level performance
  • Frequent client engagement and the opportunity to contribute to client presentations
  • Preparation of asset performance reports and recommendations to the Portfolio Manager and Client

Asset Management

  • Day to day management of assets
  • Liaising with property managers and other advisors on all asset related matters
  • Derive and present a range of business plans to senior team members on assets
  • Assist in monitoring asset level risks, for example loan covenants and statutory risk
  • Undertake buy/hold/sell analysis on existing portfolio assets, including consideration of capital market conditions and portfolio strategy

Modelling & Transaction Underwriting

  • Asset-level and portfolio-level analysis, including IRR, equity waterfall and scenario analysis
  • Produce clear, concise and well-presented written outputs, including IC papers, investment memoranda and executive summaries for client and internal reporting
  • Engage with external advisers and agents to gather market intelligence and validate underwriting assumptions
  • Assist the portfolio team in sourcing and tracking opportunities for all requirements.
  • Build and maintain financial models to appraise investment opportunities and project fund level returns
  • Build, own and continuously refine asset-level financial models in Excel/Anaplan, stress-testing assumptions across a range of business plans and hold periods
  • Conduct thorough occupier, market and lease covenant analysis, including assessment of re-letting risk, void assumptions, ERV progression and capex requirements
  • Structure deals appropriately, factoring in equity, debt, tax and fund structuring considerations to optimise investor returns
  • Prepare and present investment appraisals and business plan summaries to senior team members, with clear articulation of the investment thesis and key risks
  • Assist in the preparation and drafting of Investment Committee reports, including return analysis and sensitivity outputs

AI Integration & Analytical Innovation

  • Take ownership of introducing and embedding AI tools into the team’s daily workflows, identifying opportunities to improve speed, accuracy and depth of analysis
  • Develop AI-assisted processes for market research, comparable analysis, document review, sensitivity modelling and IC report drafting
  • Proactively explore and evaluate new analytical tools, data sources and automation capabilities relevant to portfolio management
  • Act as a resource for the wider team in adopting technology, sharing knowledge and building team capability around AI and data-driven decision making

Key Skills and Experience

  • Highly numerate and analytically rigorous
  • Advanced Excel modelling – DCF, IRR, waterfalls, scenarios
  • Genuine curiosity and enjoyment in dissecting complex analysis
  • Good understanding of debt structures and financing dynamics
  • Experience or strong interest in applying AI tools professionally
  • Excellent written and verbal communication skills
  • High attention to detail and strong organisational skills
  • Strong Team player
  • Experience across multiple commercial property sectors preferred
  • Understanding of investment structuring (equity, debt, fund vehicles)
  • Ability to manage multiple workstreams simultaneously
  • Proactive, self-motivated and a genuine team player
  • High conviction in analysis with confidence to challenge assumptions
  • Comfortable presenting recommendations to senior stakeholders
  • CFA / RICS qualified or working towards is advantageous
