INVESTMENT ANALYST — LONDON

inhabeo is KKR’s dedicated Living platform in the United Kingdom, investing in and managing institutional real estate across the living sector and the core+ and opportunistic risk spectrum. The platform currently manages a portfolio of approximately £850 million GAV in major cities across the UK. inhabeo combines the scale, resources, and market access of KKR’s global investment platform with the agility and pace of a lean, entrepreneurial team. The platform has clear ambitions for growth, with the objective of expanding its mandate and building a best-in-class investment management platform.

POSITION SUMMARY

inhabeo is seeking an enthusiastic, diligent, and analytically strong analyst to join the investment team in London. The analyst will support the performance management of inhabeo’s portfolio, with a focus on financial modelling, the monitoring of asset performance against underwriting and business plan assumptions, re-underwriting, market analysis, and reporting. The candidate will maintain investment models to support the investment management team in value-enhancing decisions and initiatives in asset operations, capital expenditure, financing, and hold/sell decisions, and will be expected to participate in special assignments supporting the growth of the business. Strong communication and disciplined process execution are essential, together with the ability to build effective partnerships across inhabeo and KKR, including the finance and investment teams, external property managers, leasing agents, lenders, and advisors. The ambition is to leverage modern technology, AI, and best-in-class principles to digitalise and automate internal and external processes. The role will be based in central London, with some potential for hybrid working.

ROLES AND RESPONSIBILITIES

  • Build, maintain, and enhance asset- and portfolio-level financial models, including cash flow, valuation, and sensitivity analyses
  • Support the investment team with the analysis and materials supporting value-enhancing decisions
  • Monitor and report on asset and portfolio performance against underwriting and business plan assumptions
  • Prepare reforecasts and support the preparation of annual business plans in conjunction with investment managers, operating partners, and the finance team
  • Perform analyses to support investment management decisions related to operations, capital expenditure, financing, valuation, and hold/sell decisions
  • Assist with the preparation and delivery of reporting for KKR, management, investors, and lenders; conduct supporting research and respond to inquiries
  • Support the strategy and execution of value-enhancement projects, including leasing initiatives and the tracking of capital expenditure programs
  • Interface with external property managers, leasing agents, lenders, and advisors; attend site visits and operational review meetings
  • Conduct market research and data analysis, including benchmarking of operating KPIs against market and portfolio comparables
  • Draft memoranda and presentations for internal and external use
  • Contribute to process improvements and the digitalisation of reporting and modelling workstreams, leveraging AI and data-driven solutions

QUALIFICATIONS

  • Degree educated with 1–3 years of experience in real estate investment, investment banking, asset management, or a related investment role
  • Strong understanding of real estate finance, accounting, and valuation, ideally gained within the living sector or institutional real estate environments
  • Superior analytical skills with high proficiency in Excel financial modelling, Word, and PowerPoint; prompt engineering for Claude, ChatGPT, and Power BI is a plus
  • Excellent organisational and communication skills, both verbal and written
  • Exceptional attention to detail and thoroughness despite time constraints and a fast-paced environment
  • Self-motivation to find solutions independently, and humility to acknowledge limits and uncertainties
  • Commercially minded, proactive, and intellectually curious, with a strong sense of ownership and accountability
  • Team player with strong relationship-building skills, able to work independently and in a way that reflects inhabeo’s culture and core values
