Investment Associate
Thriving Investments is a socially conscious fund manager focused on investment into the ‘living' sector. It has grown its assets under management to £1.1bn across four funds that invest in a range of housing tenures that deliver social impact. It has a business plan to grow to £5bn + through both launching new funds and growing the existing ones. The Investment Team is seeking to hire an investment professional to support this growth.
As an Investment Associate, you'll support senior members of the Investment Team across the full investment lifecycle, from the appraisal and execution of new investments through to their ongoing management. With an initial focus on affordable housing investments, you'll help review new opportunities by building and maintaining financial models, undertaking market research and analysing investment performance.
You'll review third-party due diligence reports, support grant funding applications, prepare Investment Committee papers and assist with legal documentation throughout transactions. You'll also work closely with the Asset Management and Finance teams to prepare management information and portfolio reporting, while contributing to the origination of new investment opportunities and product development. This is an excellent opportunity to gain broad exposure within a highly entrepreneurial and socially focused investment team.
Essential Criteria
- Strong understanding of underwriting residential real estate assets, ideally with experience across single family housing investments.
- Proven experience working within a real estate investment firm or within a valuation and capital markets team at a consultancy business.
- Advanced Excel modelling skills, including the ability to build and analyse cashflow models, IRR calculations and investment waterfall structures.
- Experience supporting investment transactions, including due diligence, investment appraisal and investment reporting.

- You will be comfortable working with complex financial information and have the ability to interpret data, challenge assumptions and support investment decision-making through robust analysis.
- You'll enjoy working collaboratively with a variety of stakeholders and be able to build effective professional relationships both internally and externally.
- With a proactive approach and strong attention to detail, you'll use your initiative to manage competing priorities and make sound judgements in a fast-paced environment.
