Job title: Investment Director

Salary: c.£140,000–£150,000 DOE

Bonus: Performance-related bonus

Benefits: Comprehensive benefits package

Location: West End, London

Working pattern: Five days per week in the office, with flexibility where needed.

Cobalt are delighted to be exclusively partnered with a well established, AIM-listed commercial property investment and fund management business on their search for an Investment Director, to play a key role in the growth of its UK investment portfolio.

This is a senior, hands-on investment position for an experienced real estate professional who is, first and foremost, a deal originator and dealmaker!

The business has capital available to deploy and is looking for someone who can use their own network, market knowledge and commercial judgement to identify, originate and execute new investment opportunities. The successful individual will work closely with the CEO in a lean, entrepreneurial environment, with significant autonomy and direct exposure to investment decision-making.

The Role

You will take ownership of opportunities across the full investment lifecycle – from initial origination and assessment through underwriting, negotiation, due diligence and completion.

  • A major part of the role will be generating opportunities rather than simply working through an existing pipeline.
  • You will build and maintain relationships with agents, owners, developers, advisers and other market participants, accessing both marketed and off-market transactions.
  • The investment mandate is broad and opportunistic, encompassing areas including offices, retail, industrial and logistics, office-to-residential conversion and other value-add or repositioning opportunities where a compelling investment case can be identified.

You will be expected to quickly understand the fundamentals of an asset, identify its risks and potential value-creation strategy, interrogate the financials and present a clear investment recommendation.

This is not purely an analytical or modelling position. It requires someone with the commercial instincts and confidence to form a view, negotiate effectively and ultimately get transactions done.

The Person

We are looking for an established real estate investment professional with a demonstrable track record of personally originating and completing transactions.

You are likely to bring:

  • A strong network across the UK real estate investment market, particularly amongst investment agents and other sources of deal flow.
  • A proven track record of originating and executing transactions.
  • Excellent commercial judgement and the ability to identify the underlying opportunity within an asset quickly.
  • Strong financial modelling, underwriting and analytical capability.
  • Experience of development, redevelopment, repositioning and/or value-add investment.
  • Commercial real estate experience, ideally including offices and/or retail.
  • Strong negotiation and relationship-management skills.
  • The confidence to work directly with senior decision-makers and clearly articulate an investment recommendation.
  • A proactive, entrepreneurial approach and the ability to operate with a high degree of autonomy.

Ultimately, this role will suit someone who sees themselves as a deal originator and maker first and foremost – someone capable of walking into a building, quickly understanding the opportunity, articulating the investment case and then having the technical and negotiating capability to execute the transaction.
