Investment Manager
Thriving Investments is a socially conscious fund manager focused on investment into the ‘living' sector. It has grown its assets under management to £1.1bn across four funds that invest in a range of housing tenures that deliver social impact. It has a business plan to grow to £5bn + through both launching new funds and growing the existing ones. The Investment Team are seeking to hire an investment professional to support this growth.
More about your role
As an Investment Manager, you'll play a leading role in identifying, sourcing and delivering residential property acquisitions across Thriving Investments' funds, with an initial focus on the Picture Living PRS Fund. Working across the full acquisition lifecycle, you'll build and maintain relationships with agents, developers, housebuilders, investors and colleagues across the wider business to identify opportunities that align with fund strategies and growth plans.
You'll assess new investment opportunities alongside Asset Management and operational teams, preparing investment appraisals and presenting recommendations to Investment Committees. Following approval, you'll manage acquisitions through to completion, overseeing due diligence, legal negotiations, third-party consultants and transaction delivery. You'll also monitor assets during construction and handover to ensure agreed quality and specification standards are met. As the platform grows, you'll contribute to new fund strategies, support future disposals and provide leadership and development to Investment Analysts within the team.
Essential Criteria
- Strong understanding of underwriting residential real estate assets, ideally with experience across single family housing investments.
- Proven experience working within a real estate investment firm or within a valuation and capital markets team at a consultancy business.
- Advanced Excel modelling skills, including the ability to build and analyse cashflow models, IRR calculations and investment waterfall structures.
- Demonstrable experience of residential real estate transactions, including acquisitions and due diligence processes.

You'll be an experienced property investment professional with a strong commercial mindset and a passion for identifying and delivering investment opportunities. You will have a thorough understanding of acquisition structures, including forward funding and forward commitment arrangements, and be able to recommend the most appropriate approach for individual transactions.
You'll be confident managing multiple acquisitions at different stages simultaneously, building strong relationships with a wide range of stakeholders and negotiating effectively to achieve successful outcomes. Comfortable working in a fast-paced environment, you'll combine strong attention to detail with sound judgement and a proactive approach to problem-solving. Experience leading or mentoring junior team members will be advantageous as you help support the development of Investment Analysts within the team.
