A day in the life
The Investment Services Analyst supports the evaluation and execution of real estate investments by producing clear financial analysis, coordinating transaction information, and helping prepare Investment Memoranda for senior review. The role works alongside Development, Deployment, Disposition, Legal, and other internal teams to support acquisitions, dispositions, developments, financings, fund contributions, and approved transactions through closing. Day-to-day work includes financial modeling, market analysis, workflow tracking, and escalation of material concerns. The role also provides structured on-the-job development in real estate underwriting, investment analysis, and transaction execution.

Key responsibilities include:
- Build and update cash flow and investment models in Argus Enterprise and Microsoft Excel to evaluate yield, net present value, internal rate of return, and overall transaction profitability.
- Prepare assigned sections of Investment Memoranda, summarizing investment risks, returns, transaction considerations, and supporting analysis for senior review.
- Escalate material concerns identified during underwriting or transaction review clearly and promptly.
- Coordinate regional Investment Memorandum workflows by tracking inputs, deadlines, review comments, approvals, follow-up questions, and outstanding deliverables under guidance from senior team members.
- Analyze economic and real estate data and deliver accurate ad hoc financial and market analysis while managing multiple assigned priorities and deadlines.
Building blocks for success
Required:
- Advanced Microsoft Excel financial modeling skills.
- Ability to apply core financial concepts, including net present value and internal rate of return.
- Proficiency in Microsoft Office.
- Ability to produce clear written analysis and draft memo sections for review.
- Ability to coordinate assigned deliverables and communicate effectively across internal stakeholders.
- Ability to identify and communicate material concerns clearly and promptly.
- Strong attention to detail while managing multiple tasks and deadlines.

Preferred:
- Bachelor’s degree preferred or equivalent experience.
- Experience using Argus Enterprise to build or review real estate cash flow models.
- Interest in real estate investment and capital markets.
- Self-directed and collaborative approach to completing assigned work.
- Customer service-oriented approach when working with internal stakeholders.
- Demonstrates willingness and capability to leverage emerging technology, automation, and AI tools to improve efficiency, quality, and speed. Exercises sound judgment, creative thinking, and accountability for outcomes.
