Job Title: Investor Relations Analyst

Reports to: Chief Financial Officer
Based at: 12 Dorset Street, London, UK (5 days a week)

About Dominus

Dominus is a privately owned investment, development and operating platform focused on high-quality real estate across hotels, PBSA and the wider living sectors. Founded in 2011, we have grown into a market-leading UK platform with assets under management of more than £3 billion. We are an end-to-end business with in-house capabilities spanning investment, design, planning, development, and operating and asset management.

We invest from our own balance sheet and in joint venture structures with institutional capital partners. Our current hotel portfolio has over 1,000 beds and we have a strong pipeline with over 1,500 further beds under construction in London. Our PBSA pipeline comprises three live developments in prime central London totalling more than 2,300 beds. We have strong growth ambitions and are continuously underwriting new opportunities.

Our differentiation comes from approaching each project individually, identifying the optimal value-creation strategy and executing it from acquisition through to development and operations. We combine a highly knowledgeable team with trusted partnerships, and have built a strong reputation across the industry.

About the role

As we continue to scale and work with more external capital partners, we require an analyst to work on assisting in growing, executing and managing joint ventures and strategic partnerships, across our portfolio of hotel and student living assets.

The role sits at the intersection of capital partnerships, investment and finance, working on presenting and structuring new investment partnerships to grow our assets under management and pipeline. This will include preparing presentations for investor meetings, financial analysis of existing assets and new opportunities, coordinating due diligence and expanding relationships with investment partners.

The successful candidate will report to the CFO and work day-to-day with the investment, development and finance teams. The successful candidate will be expected to take a proactive and hands-on approach and assist with a variety of tasks.

Key responsibilities

  • Prepare institutional grade presentations and information memos for new strategic partnership and joint venture opportunities, including visually compelling slides with strong narrative and complex financial information presented in a clear and concise format, appropriate for an investment audience
  • Produce financial analysis to support deal structuring, underwriting and the targeting of different risk / return profiles, across a diverse range of transaction types and real estate assets. This will include creating promote waterfall structures and modelling different types of debt and equity structures
  • Participate in investor meetings and manage the meeting follow-up, providing additional information, producing further financial analysis, coordinating and answering investor questions and preparing and managing data rooms
  • Assist with joint venture structuring, due diligence and documentation
  • Assist with company-wide marketing initiatives to raise the profile of Dominus with investment partners
  • Proactively build relationships with potential investment partners across institutions, private equity and family offices
  • Maintain a database of investor meetings, requirements and feedback, to assist with investor targeting

Experience and Profile

Required

  • 2+ years’ experience working within real estate capital raising or investment
  • Excellent PowerPoint presentation skills, being able to incorporate a range of complex graphs, strong visual imagery and graphics and concise narrative
  • Strong financial modelling capability in excel, being able to analyse and amend complex existing financial models and in some instances create new financial models from scratch
  • Experience of interacting with investment capital partners to present, analyse and discuss joint venture investment opportunities / strategic partnerships

Preferred

  • Experience in operational real estate, in particular hotels and PBSA
  • Experience of value-add, capex and development projects
  • Experience of different joint venture / partnership / fund structures

Personal Profile

  • A team player who can work collaboratively across the business, but who can also work independently
  • A proactive attitude, taking the initiative on new and existing workstreams
  • Strong written and verbal communication skills and be able to present information clearly and concisely in meetings
  • The ability to work under pressure and be flexible with hours around periods of deal completion.
  • Working through competing priorities and on multiple projects at one time.
  • Highly organised
  • Exceptional attention to detail, even when working to tight deadlines.
