We are looking for a Junior Block Manager with excellent people skills who is driven, organised and willing to take ownership of their work. You may be a recent graduate with a relevant degree, or someone with around a year’s experience in property who is ready to take the next step in their career.

You don't need to be an experienced Block Manager. What matters to us is your attitude, your ability to learn and your willingness to put in the work to develop your career.

About Martyn Gerrard

Martyn Gerrard is a long-established, professional estate agency operating across North and North-West London. We cover all aspects of the property industry, from Sales and Lettings to Commercial and New Homes.

Our Block Management Department currently manages approximately 90 blocks and consists of the Head of Block Management, three Block Managers and two Block Management Accounts Assistants.

You will receive guidance, training and support from experienced colleagues, and we will encourage and financially support you in obtaining relevant professional qualifications.

The Role

As a Junior Block Manager, you will initially work closely with the Head of Block Management, supporting the management of his portfolio of blocks.

The role will initially focus on administrative and support tasks, allowing you to build your knowledge and confidence across all areas of Block Management. As your knowledge and experience develop, you will be given responsibility for your own blocks to manage.

You will work with Freeholders, Leaseholders, contractors and solicitors, helping to resolve issues, maintain compliance and ensure that our blocks are managed effectively.

You will be part of a team, with experienced Block Managers around you to provide guidance and support as you develop into the role.

Your Responsibilities Will Include:

  • Communicating clearly and professionally with Leaseholders, Freeholders, contractors and solicitors.
  • Recording and monitoring health & safety and other compliance requirements.
  • Working with contractors, Freeholders and Leaseholders to resolve maintenance issues efficiently.
  • Helping to plan and monitor planned preventative maintenance (PPM).
  • Responding promptly and efficiently to incoming maintenance queries.
  • Assisting with Fire Risk Assessments (FRAs).
  • Raising and issuing invoices.
  • Helping with budgets and year-end accounts.
  • Attending AGMs and residential meetings.
  • Carrying out regular site inspections.
  • Assisting with the onboarding of new blocks.
  • Ensuring disputes and issues are dealt with promptly and professionally.
  • Taking increasing responsibility for your own portfolio as your knowledge and experience develop.

What We're Looking For

You don't need years of experience. We are looking for someone with the potential and attitude to become an excellent Block Manager.

You will ideally have:

  • A relevant degree, particularly in Property, Real Estate, Construction or a related subject, or around one year’s experience in property or a property-related maintenance role.
  • A genuine desire and drive to build a career in property.
  • Excellent people skills and a high level of emotional intelligence, with the ability to handle difficult conversations and find practical solutions.
  • Strong organisational skills and the ability to adapt when priorities change.
  • Excellent attention to detail.
  • Good IT skills and confidence using computer systems.
  • The ability to work under pressure and meet deadlines.
  • A proactive approach and the willingness to take ownership of your work.

Location & Hours

The role is based in Finchley Central, Monday to Friday, 9.00am to 5.30pm.
