We're working with a growing property business that is looking to appoint Junior Land Buyers to join its land team. This is a fantastic entry-level opportunity for someone who wants to develop a long-term career in land, with full training provided and a clear pathway into a permanent position.
The role will initially be offered on a 6-month fixed-term/temporary basis, with high performers having the opportunity to progress into a permanent position.
The Opportunity
As a Junior Land Buyer, you'll be responsible for researching and identifying potential development opportunities, with a particular focus on off-market land opportunities.
You'll work closely with an experienced Land team, using mapping platforms, planning information and online data to investigate sites, understand constraints and identify opportunities that could support future development.
No previous land, planning or mapping experience is required - full training will be provided.
This would suit someone who is analytical, driven and commercially curious, and who wants to build a career in property and land acquisition.

Key Responsibilities
- Research and identify potential off-market development sites.
- Investigate land and development opportunities using mapping, planning and online data sources.
- Review planning information and key site constraints.
- Assess the potential of sites and make clear, commercially focused recommendations.
- Prepare research and findings for presentation to the wider Land team.
- Maintain accurate site records, mapping information and pipeline data.
- Work towards agreed activity, performance and output targets.
- Develop knowledge of land acquisition, planning and the property development process.
What We're Looking For
This is an entry-level opportunity, so previous land or property experience isn't essential.
We're looking for individuals who are:
- Ambitious and motivated to build a career in land acquisition.
- Commercially minded and naturally curious.
- Comfortable researching and analysing information.
- Highly organised with strong attention to detail.
- Confident using online research tools and Microsoft Office.
- Able to communicate findings clearly, both verbally and in writing.
- Target-driven and motivated by achieving measurable results.
- Keen to learn and develop within the property sector.
A degree, qualification or educational background relating to property, planning, geography, real estate, surveying or a similar discipline would be advantageous, but isn't essential.

Salary and Bonus
- Initial 6-month period: GBP30,000 basic salary
- Permanent appointment: GBP40,000 basic salary
There is also a significant performance-related bonus structure:
- GBP500 advance bonus for each qualifying Stage 1A sign-off.
- GBP2,500 bonus for each sourced site that subsequently achieves detailed planning consent.
The Stage 1A incentive is available from the outset and is designed to reward successful sourcing and progression of suitable development opportunities.
