Role Overview
You will play a key role in the smooth running of residential developments across the Surrey and surrounding areas, combining day to day coordination with thoughtful, people-focused service. With a supportive local team behind you, you will manage a defined portfolio, build trusted relationships with residents and clients, and ensure properties are safe, compliant and well cared for.
This is a hands on role where your professionalism, judgment and calm communication make a visible difference. You will balance planned tasks with the agility to respond to issues, always keeping residents informed and confident that their homes are in capable hands.
ROLE EXPECTATIONS
Most days you will be the first point of contact for your portfolio, handling resident queries, coordinating contractors and keeping actions moving. You will plan site visits, maintain accurate records, track compliance dates and support financial processes such as service charge administration. You will work closely with senior colleagues who will mentor you, while trusting you to take ownership and see things through.

- Properties in your portfolio are safe, compliant and well presented, with issues addressed proactively.
- Actions are tracked and completed on time, with clear notes and accurate records.
- Contractors deliver quality work to agreed standards, budgets and timelines.
- Meetings are well prepared with concise packs, clear minutes and timely actions.
- You spot risks early, raise solutions and collaborate to deliver the best outcome.

How You'll Spend Most Of Your Time
- Responding to resident and client queries, logging actions and providing timely updates.
- Scheduling and attending site visits; producing clear reports and action lists.
- Coordinating contractors for maintenance, repairs and compliance checks.
- Monitoring health, safety and statutory obligations, ensuring records are current.
- Supporting service charge and budget administration, purchase orders and invoices.
- Preparing meeting packs, taking minutes and chasing through post-meeting actions.

Experience That Helps
- Experience in residential property management, ideally TPI qualified
- Exposure to facilities, maintenance scheduling or contractor management.
- Familiarity with compliance, health and safety checks, or record keeping.
- Experience using CRM or property management systems and Microsoft Office.
- Handling customer queries and resolving issues with empathy and pace.
