Junior Space Planner
OBI is looking for a Junior Space Planner to join our growing team and support the fast-paced Transactions department. If you’ve got experience producing commercial office space plans and you’re ready to hit the ground running, this role gives you the chance to work at the heart of Manchester’s office market, helping clients visualise their future workspace and supporting deals from first viewing to final signature.
You’ll be producing a steady stream of space plans and test-fits, working closely with our Agents and Workplace team, and contributing to brochures, pitches, and leasing campaigns. It’s a brilliant opportunity for someone who loves problem-solving, layout design, and working in a dynamic, commercial environment.
What You’ll Be Doing
- Producing fast, accurate 2D space plans and test-fits for active deals.
- Translating client briefs into clear, functional layouts that support decision-making.
- Working closely with the Transactions team to understand client needs and building constraints.
- Updating plans for brochures, marketing packs, and leasing campaigns.
- Supporting early RIBA Stage 1–2 feasibility and concept layouts when needed.
- Contributing to pitches, viewings, and negotiations with confident, well-presented plans.
- Managing multiple requests at pace and maintaining high accuracy.

What You’ll Bring
- Experience producing commercial office space plans.
- Ability to interpret briefs and quickly turn them into clear layouts.
- Strong attention to detail and accuracy under time pressure.
- A proactive, positive attitude and willingness to support the wider team.
- Great communication skills and confidence working with agents and designers.
- SketchUp, Revit, Autocad, or Adobe Creative Suite experience.
