About Us

We are expanding our portfolio and seeking an experienced Land Manager / Land Buyer to join our land team to help secure and deliver prime sites for new developments. The Land Buyer role is an ideal opportunity for a construction professional to join our developments team at this exciting time as we continue our strategic growth.
Role Summary
The Land Manager / Land Buyer will be responsible for identifying, assessing, acquiring, and managing land opportunities suitable for care homes and retirement/ support living apartments. You will play a key role in driving the company’s growth strategy by sourcing land across target regions and securing planning permission in collaboration with the planning and development teams.

Key Responsibilities
- Site identification and acquisition
- Proactively identify off-market and on-market land opportunities suitable for care home development.
- Build and maintain a strong network of land agents, property owners, developers, and local authorities.
- Conduct site appraisals including planning, technical, and legal due diligence.
- Negotiate heads of terms, option agreements, conditional contracts, and land purchases.
- Market analysis
- Monitor and report on land supply trends, competitor activity, and planning policy changes in target areas.
- Identify areas of unmet demand for care homes and make strategic recommendations.
- Financial management
- Prepare and present detailed viability appraisals and land offers for board approval.
- Ensure land acquisitions align with company financial targets and return on investment criteria.

Key Skills & Experience
- Demonstrable experience in land buying / land management, ideally within the care sector, residential, retirement living, or healthcare property.
- Strong understanding of planning policy, development viability, and land acquisition processes.
- Excellent negotiation, communication, and networking skills.
- Ability to work independently and as part of a wider development team.
- Strong analytical and financial appraisal skills.
- Knowledge of legal frameworks relating to land acquisition and development agreements.
- Full UK driving licence and willingness to travel nationally as required.
