What you'll be doing?
This role will see you engaged in liaison with landowners with support from other members of the team. Your aim will be to help secure land and facilitate the development of opportunities in line with the prevailing company strategy and direction. You will be responsible for formulating and implementing the most appropriate strategies for identifying the owners of and subsequently unlocking the subject sites, with the aim of helping to secure an annual quantum of opportunities as part of the wider team target and on terms which meet the company criteria. In addition, the role will also involve negotiations with third party landowners on sites where additional land may be required, e.g. for access or drainage easements. You will be responsible for reporting on the progress of your sites in a timely and efficient manner.
The role requires you to engage with landowners, land agents and other external professionals at various levels. The role will also require continual engagement with other Gladman staff, predominantly within the land and technical teams but also other departments as required.
As part of this role you will need to have a good understanding of the wider business needs. You will be commercially minded, seeking to maximise the business’ profits through controlling costs and balancing the risks and rewards of a project.
Responsibilities:
- Formulating and implementing effective strategies for identifying and approaching owners of land. This will include liaison with the relevant Planning Managers for Local Authorities in your patch, with regular updates to see if any policy changes can identify sites to approach.
- Negotiate offers and contracts on specific sites to benefit Gladman.
- Introducing yourself and the company in a positive manner with a view to persuading landowners, land agents and owners of essential third party land to engage with us.
- Building up strong rapports with others, including with landowners, land agents, colleagues and other relevant professionals.
- Ensuring that any successful leads are communicated to the wider land team in a timely manner and that any general related administration is managed efficiently.
- Preparing and submitting financial proposals to secure land and progressing subsequent negotiations.
- Ensuring that clear lines of communication are maintained with colleagues as appropriate.
- Acting with professionalism and integrity at all times.
- Maintain, and gain respect and trust of key individuals and group landowners, agents, consultants etc.

What You’ll Need
To be successful in the role, we are looking for:
- Proven experience in agent and landowner liaison gained within the strategic land, construction, house building or planning sector
- Proven experience of being able to unlock sites with development potential
- Excellent written and verbal communication skills and ability to communicate to different audiences
- Strong organisational, coordination, and reporting skills
- Ability to multitask
- Ability to build rapport
- Adaptable to changing circumstances and be able to think creatively in response to change and in seeking continual improvement.
