TDM Recruitment is retained by a successful, privately owned housebuilder to appoint a Land Manager covering Hertfordshire and Buckinghamshire. This is a chance to join a business that makes decisions quickly, backs its people, and doesn't have layers of PLC sign-off between a good deal and a completed one.
Reporting Structure
Reporting to the Land Director, you'll own land sourcing and acquisition across two of the South East's most competitive and supply-constrained counties. The business buys a mix of immediate sites and longer-term opportunities through options and promotion agreements, so you'll be working across the full spectrum, from oven-ready consented land through to strategic sites that need a planning route.

Key Responsibilities
- Finding and securing land through landowners, agents, promoters, and your own network, with a focus on off-market opportunities
- Negotiating and structuring deals across immediate purchases, conditional contracts, options, and promotion agreements
- Appraising sites, including residual valuations, planning risk, and technical constraints, and presenting clear, well-reasoned cases to the Land Director and board
- Working with planning, technical, and legal teams to take deals through due diligence to exchange and completion
- Tracking local plan progress, allocations, and five-year housing land supply positions across Herts and Bucks to spot opportunities early

What We're Looking For
- A land buyer with a proven track record of closing deals, ideally with a housebuilder, promoter, or land agency
- Strong commercial instincts and a deal-first mindset, with the drive to create opportunities rather than wait for them
- A sound technical grounding: a degree in estate management, planning, surveying, or a related discipline, with MRICS or MRTPI (or working towards it) welcome
- A good understanding of option and promotion agreement structures and how planning policy drives land value
- Local market knowledge of Hertfordshire, Buckinghamshire, or the wider Home Counties
- A full UK driving licence
