The Life Less Ordinary Group is looking for an ambitious Land & Planning Analyst to join our team in Hemel Hempstead.
This could be a great opportunity for an Assistant Planner or early-career property professional with at least 12 months’ experience who wants to move developer-side and build a career in land acquisition.
This isn’t a traditional planning role. You’ll use your planning knowledge commercially to help us identify, assess and secure residential development opportunities, including brownfield, infill, grey belt, Green Belt, allocated and strategic land.
A big part of the role is finding opportunities that aren’t necessarily already on the market: researching planning histories, Local Plans, ownership, refusals, appeals and policy changes to identify sites with unrealised development potential.

You’ll work directly with our Head of Investment and gain hands-on exposure to:
- On and off-market land sourcing
- Planning and site assessment
- Development appraisals and residual land values
- Direct approaches to landowners
- Options and subject-to-planning transactions
- Heads of terms and deal structuring
- Land negotiations

We’re looking for someone who is commercially minded, curious and proactive, someone who looks at a site and naturally asks: “Could we develop this?”
Location: Hemel Hempstead, Hertfordshire
Salary: £30,000–£35,000 + performance-related bonus
Experience: Minimum 12 months’ relevant professional experience
Progression: Land & Planning Analyst → Land Buyer
