Summary
NG Bailey Facilities Services are currently recruiting for a proactive Lead Maintenance Technician to join a market-leading, forward-thinking company to be part of a team looking after 5 commercial buildings (all the buildings are within 5 minutes’ walk of each other) contract based in the city centre of Manchester.
The Lead Engineer will have experience working in a Maintenance environment providing exceptional service in a client facing role. They will be a fully qualified Electrical or Mechanical Technician. Excellent communication and customer service skills are essential. The Lead Technician will be required to undertake planned and reactive maintenance reporting to the Site Supervisor whilst managing the Team.
Responsibilities
- Lead and coordinate the team to work efficiently and safely to complete PPM’s, remedial and reactive tasks to resolve all client issues within agreed SLA’s.
- Support the Site Supervisor in the day-to-day delivery of the contract.
- Act as deputy to the Site Supervisor during periods of annual leave, training, sickness or absence.
- Ensure all statutory documentation and logbooks are kept up to date and available for inspection and audit when required.
- To manage Contractors on and off site via a Permit to Work scheme.
- Monitor and manage plant performance via BMS and CAFM systems.
- Adherence to set engineering standards in accordance with Health and Safety at Work Act (HASAWA).
- Oversee incident management, escalations, and emergency response procedures.
- Maintain accurate shift logs, technical reports, and operational documentation.
- Supervise contractors and engineering teams to ensure safe and efficient delivery.
- Support energy efficiency and continuous improvement initiatives.
- To ensure onsite Quality Assurance procedures are adhered to in all aspects, and to maintain accurate records and documentation associated with all electrical and mechanical systems.

Hours are Monday to Friday 40 hrs per week
Requirements
- NVQ / City & Guilds Level 3 – Electrical or Mechanical Discipline.
- Recognised Electrical or Mechanical apprenticeship.
- IOSH Working and or Managing Safely.
- 18th Edition of the IEE Wiring Regulations.
- City & Guilds 2391 – Inspection and Testing (desirable).
- Legionella Awareness Responsible Person (Hot & Cold Systems including Cooling Towers; desirable).
- Statutory compliance knowledge in Water hygiene to include ACOP L8 and TMV inspections. Pressure systems to include expansion vessels, safety valves and pressure relief systems. HVAC compliance to include F-Gas awareness and ventilation maintenance.
- Experienced in the electrical and mechanical aspects of building services PPM schedules, and SFG20.
- Competent working knowledge of Electrical and Mechanical Systems, Building Management Systems, Lighting Control Systems, Heating and Ventilation Systems, Emergency Generators and UPS.
- Client facing commercial FM background.
