Commercial Leasing Manager (offices) – Birmingham
Salary: £50-£75,000 plus car and significant performance-related bonus scheme.
SpenceLooker Recruitment has been retained by one of the UK’s fastest-growing privately owned property companies to appoint an experienced and commercially driven Commercial Lettings Manager to join its UK Offices Leasing Team.
Our client is a substantial, entrepreneurial and well-capitalised property business with a significant and expanding portfolio of commercial and residential assets throughout the UK.
As part of an ambitious multi-million pound UK investment strategy, the business is actively expanding its property portfolio and is seeking commercially minded commercial property agents, ideally with experience in the offices sector who want to move into a dynamic client-side environment.
This is an exciting opportunity to join the business during a significant period of growth, with a broad commercial remit encompassing lettings, acquisitions and disposals, together with responsibility for maximising occupancy, rental income and overall portfolio performance on their Trophy Assets in Birmingham through London, as part of UK leasing team.

The Role
Working alongside the Head of Commercial, you will take responsibility for commercial leasing activity whilst also becoming actively involved in the continued expansion and repositioning of the portfolio for the Yorkshire Region
Key responsibilities will include:
- Developing and implementing effective letting strategies across the commercial portfolio.
- Driving occupancy, reducing void periods and maximising rental income.
- Undertaking property acquisitions and disposals as part of the company's wider investment and portfolio strategy.
- Identifying and assessing potential acquisition opportunities.
- Working with the investment and asset management teams in evaluating new opportunities.
- Negotiating commercial terms and assisting with transactions from initial opportunity through to completion.
- Identifying properties and assets suitable for disposal and assisting with the disposal process.
- Managing and monitoring appointed commercial property agents to ensure proactive marketing and letting activity.
- Negotiating Heads of Terms for new lettings, renewals and other occupational transactions.

The Candidate
We are particularly interested in speaking with experienced commercial agents, with experience completing larger offices transactions who are attracted by the opportunity to move into an entrepreneurial client-side property business and become directly involved in investment and asset decisions.
Candidates are likely to have a minimum of three years commercial agency experience, based in the Midlands ideally although candidates in London will be considered.
