Lettings Commercial Growth Manager
Location: East Midlands – Office Based
Salary: £40,000 – £50,000 Basic
OTE: £70,000 – £80,000

As the business continues to scale, we're looking for a commercially driven Lettings Director to take ownership of branch performance, drive revenue growth and lead a high-performing local team.
This isn't a traditional lettings management role.
We're looking for someone who is commercially minded, sales-focused and motivated by growth - someone who can lead a branch while actively winning new landlord instructions, increasing revenue from existing clients and improving commercial performance.
The Role
As Lettings Commercial Growth Manager, you'll take ownership of the performance of your branch across people, landlords, revenue and operations.
- You'll lead and develop the local team while having a clear focus on growing the branch's landlord portfolio and maximising revenue per property.
- You'll also play a key role in integrating acquired agencies into the wider group, introducing new technology, processes and ways of working.
For the right person, there is a clear progression path from single-branch leadership into multi-branch, regional and potentially national leadership as the business grows.
What You'll Be Doing
Drive Commercial Growth
- Take ownership of the branch's commercial performance and growth.
- Generate new landlord instructions through local activity and central lead generation.
- Build and manage a healthy pipeline from lead → valuation → instruction.
- Develop local relationships and partnerships that generate new landlord opportunities.
- Increase the value of existing landlord relationships through additional properties and services.
- Drive landlord retention and proactively manage potential churn.
- Identify opportunities to improve revenue per property through pricing, fees and additional services.
- Take ownership of branch-level P&L, budgeting and commercial performance.

Lead & Develop the Team
- Manage, coach and develop the local lettings and property management team.
- Set clear commercial and service standards across the branch.
- Recruit, develop and retain high-performing team members.
- Create a culture of accountability, pace and continuous improvement.
Lead Change & Transformation
- Help integrate newly acquired agencies into the wider group.
- Introduce new systems, processes, pricing structures and service standards.
- Champion the adoption of new technology and AI-enabled workflows.
- Identify resistance or operational blockers and find solutions quickly.
Own Service & Operational Performance
- Ensure landlords and tenants receive an exceptional level of service.
- Identify recurring problems and drive improvements.
- Balance portfolio growth with service quality and operational efficiency.
What We're Looking For
We're looking for an experienced lettings professional with genuine commercial drive.

You'll ideally have:
- Strong experience within UK residential lettings.
- Experience managing and developing a team.
- A proven ability to win new landlord instructions and grow a property portfolio.
- Strong understanding of the full lettings cycle, including lettings, property management and compliance.
- Commercial understanding of rents, fees, pricing and revenue growth.
- Experience managing landlord relationships and reducing churn.
- Confidence using performance data and KPIs to drive decisions.
Experience with P&L management, budgeting, acquisitions, integrations or technology-led transformation would be highly advantageous.
