Melvyn Danes Estate Agents is a well-established independent agency serving Shirley, Solihull, Sheldon, Wythall, and nearby Birmingham suburbs since 1990. The business operates prominent offices in Shirley, Solihull town centre, Wythall, and Sheldon, providing valuation, sales, and lettings services across a diverse property portfolio. The Lettings Department, founded in 1994, manages over 400 properties locally. Role Description
The Lettings Compliance Manager is an on-site role either part-time or full-time, based in the Shirley office, responsible for ensuring that all lettings activities comply with current legislation, industry regulations, and internal policies. Day-to-day responsibilities include:

- Monitoring legal and regulatory changes affecting residential lettings
- Reviewing tenancy agreements and documentation for accuracy
- Implementing compliant procedures across the Lettings Department
- Conducting regular file audits
- Overseeing safety and statutory certificates
- Maintaining accurate records for properties under management

The Lettings Compliance Manager will support and train lettings staff on compliance best practices, provide guidance on complex tenancy issues, and liaise with external bodies, landlords, and tenants as needed.
Qualifications
- Strong knowledge of UK lettings legislation and regulations, including landlord and tenant law, safety requirements, and data protection.
- Experience in residential lettings, property management, or estate agency operations, ideally in a compliance-focused or supervisory role.
- Excellent attention to detail and organizational skills, with the ability to manage multiple properties, deadlines, and documentation accurately.
- Effective communication and interpersonal skills, with the ability to explain complex regulatory requirements clearly to colleagues, landlords, and tenants.
- Proficient in using property management and office software, with confident general IT skills (e.g., email, spreadsheets, and document management systems).
- Proactive problem-solving abilities and sound judgment when handling disputes, complaints, and sensitive compliance matters.
- Relevant professional training or qualifications in residential lettings or property management (e.g., ARLA Propertymark or similar) are highly beneficial.
