Lettings Consultant

Location: Stockport
Salary: £30,000 per annum + Commission
Hours: 37.5 hours per week

Working Pattern

This role operates on a rota basis covering:

  • Monday to Friday: 8:00am – 8:00pm
  • Saturday & Sunday: 9:00am – 5:00pm

You will work 37.5 hours per week, with rotas planned in advance. Working hours and rota arrangements may be adjusted in line with business requirements.

About the Role

We're looking for an ambitious, customer-focused Leasing Consultant to join our growing residential leasing team.

Working across a portfolio of high-quality single-family rental homes and Build-to-Rent communities, you'll be responsible for guiding prospective residents through every stage of the leasing journey, from initial enquiry through to move-in.

This role is ideal for someone who enjoys a blend of sales, customer service, and property. You'll spend your time speaking with prospective residents, conducting viewings, progressing applications, and ensuring customers receive an exceptional experience throughout the leasing process.

Key Responsibilities

Sales & Customer Engagement

  • Manage inbound enquiries from prospective residents across phone, email, WhatsApp, and online portals.
  • Conduct proactive outbound sales activity to generate interest and convert prospects into residents.
  • Build strong relationships with customers and understand their requirements, lifestyle needs, and moving timescales.
  • Match prospects with suitable homes across the portfolio.
  • Confidently overcome objections and guide customers towards a leasing decision.
  • Deliver an exceptional customer experience from first contact through to move-in.

Property Viewings

  • Conduct in-person and virtual viewings across the portfolio.
  • Showcase homes, communities, and local amenities effectively.
  • Ensure every viewing is professional, informative, and tailored to the customer's needs.
  • Follow up promptly after viewings to maximise conversion opportunities.
  • Maintain excellent knowledge of available homes, local areas, and portfolio offerings.

Application & Lease Progression

  • Manage applicants from reservation through to move-in.
  • Coordinate referencing, Right to Rent checks, affordability assessments, and supporting documentation.
  • Liaise with applicants, guarantors, and referencing providers to keep applications progressing efficiently.
  • Ensure all tenancy paperwork is completed accurately and within required timescales.
  • Maintain regular communication with applicants to provide updates and manage expectations.
  • Ensure a seamless handover once residents are ready to move into their new home.

Lead & Pipeline Management

  • Effectively manage a pipeline of enquiries and applicants using CRM systems.
  • Maintain accurate records and customer notes.
  • Ensure timely follow-up and strong pipeline discipline.
  • Prioritise opportunities effectively to maximise occupancy performance.
  • Monitor personal performance against targets and KPIs.

Listings & Administrative Support

  • Support the Property Listings Administrator during busy periods and when additional resource is required.
  • Assist with listing reviews, property information checks, and advert updates when necessary.
  • Provide feedback on listing performance, customer trends, and market activity.
  • Ensure property information communicated to customers remains accurate and up to date.

Collaboration & Continuous Improvement

  • Work closely with the Leasing Team Leader and wider operational teams.
  • Share customer feedback, market intelligence, and competitor insights.
  • Identify opportunities to improve leasing processes and customer experience.
  • Support business growth through a proactive and solutions-focused approach.

About You

You'll be a confident communicator with a natural ability to build rapport and close opportunities.

  • You enjoy working independently, thrive in a fast-paced environment, and are motivated by achieving results whilst delivering outstanding customer service.

Essential Requirements

  • Ideally, previous experience within property sales, lettings, estate agency, BTR (Build to Rent) or PBSA (Student Accommodation)
  • Do you have experience in a sales role or hospitality with a passion for property and sales, with an outgoing engaging personality? My client is interested in speaking to you!
  • Strong communication and relationship-building skills.
  • Experience managing customers through a sales process.
  • Proven ability to work towards and achieve targets.
  • Excellent organisational and time-management skills.
  • High attention to detail and accuracy.
  • Comfortable working independently and managing your own diary.

Desirable Experience

  • Residential lettings experience.
  • Build-to-Rent experience.
