Established for over 10 years in central Portsmouth, Kings Estates has expanded into Southampton and now the Guildford market. The agency is a market leader in its south coast offices and is bringing its professional approach and specialist expertise to Surrey. Applicants will join a growing business with a strong reputation and an expanding portfolio of investors and properties.
Role Description The Lettings Manager is a full-time, on-site role based in Southampton, responsible for overseeing the lettings department and ensuring a smooth end-to-end rental process. Day-to-day tasks include managing landlord and tenant relationships, conducting property valuations and viewings, negotiating tenancy terms, and overseeing referencing and tenancy agreements. The role involves coordinating property marketing, monitoring lettings performance, and ensuring compliance with relevant legislation and company policies. The Lettings Manager will lead and support the lettings team, maintain accurate records, handle escalated customer service issues, and work closely with other branches to maximize occupancy and revenue. This position requires a proactive approach to growing the Guildford portfolio and maintaining Kings Estates’ high standards of service.

Qualifications
- Strong knowledge and practical experience in landlord/tenant matters and lettings processes.
- Background in estate agency with proven capability in residential lettings and property management.
- Demonstrated ability to deliver excellent customer service and build long-term client relationships.
- Solid understanding of property management tasks, including inspections, maintenance coordination, and tenancy renewals.
- Effective leadership and team management skills, with the ability to mentor and motivate staff.
- Excellent communication, negotiation, and organizational skills, with attention to detail and accuracy.
- Familiarity with lettings legislation, compliance requirements, and best practices in the UK rental market.
- Proficiency in property management and CRM software, along with general IT literacy.
- Full UK driving licence and access to a vehicle for property visits and appointments.
- Previous experience in a senior lettings or branch management role is highly desirable.
