Lettings Manager
Lucent Investment Group
Location: Hybrid, based in Corsham, with travel across Bristol, Bath and the surrounding area
Salary: £35,000 – £45,000 depending on experience
Job type: Full-time, permanent (40 hours per week)
Lucent Investment Group owns a portfolio of more than 60 residential properties across Bristol, Bath and the surrounding area. It includes student lets, HMOs, whole houses and flats, and a growing number of short-stay homes on Airbnb.
We're looking for an experienced Lettings Manager to take ownership of that portfolio. This is an in-house role: you'll let and manage our own properties directly, with no agency landlords to win and no instruction targets. Your job is to run one portfolio well and help it grow.
About the Role
You'll be responsible for the day-to-day letting and management of the portfolio, from marketing vacant properties through to compliance, tenancy management and renewals. You'll work closely with a peer colleague on the wider running of the portfolio, and you'll direct and prioritise the work of our maintenance operative.
Alongside our longer-term lets, we have a small but growing short-let portfolio, currently three properties on Airbnb. You'll play a key part in developing it: setting prices, handling guest messaging and making sure every guest arrives to a property that's ready for a great stay.

Lettings and Tenancy Management
- Marketing vacant properties, carrying out viewings and negotiating lets
- Tenant referencing, Right to Rent checks and tenancy set-up, including deposit protection
- Running the annual student letting cycle so next year's tenants are secured in good time
- Rent collection, arrears management, renewals, check-ins and check-outs
- Keeping void periods to a minimum and rents in line with the market
Compliance
- Keeping every property compliant with current lettings legislation, including the Renters' Rights Act
- Managing HMO licences and renewals with the relevant local authorities
- Keeping gas safety certificates, EICRs, EPCs and fire checks up to date
Maintenance
- Managing our maintenance operative and prioritising and scheduling work across the portfolio
- Bringing in and coordinating external contractors where needed, and keeping costs under control
- Carrying out regular property inspections
Short lets (Airbnb)
- Setting and adjusting nightly prices to maximise occupancy and revenue
- Handling guest messaging before, during and after each stay
- Coordinating cleaning, changeovers and maintenance so every property is guest-ready
- Looking after listings and reviews, and helping to grow the short-let portfolio
Reporting
- Producing regular reports on occupancy, voids, arrears and compliance

Essential
- Proven experience in residential lettings at management or senior level
- Experience of student lets and HMOs
- Up-to-date knowledge of lettings legislation and compliance, including the Renters' Rights Act and HMO licensing
- Strong organisational skills, with the ability to manage a busy portfolio and competing priorities
- Excellent communication and negotiation skills with tenants, guests and contractors
- Experience of directing maintenance staff or contractors
- Full UK driving licence and own to a vehicle
Desirable
- Experience of short lets, serviced accommodation or Airbnb, including pricing and guest communication
- Experience of using Goodlord and Reapit
- ARLA Propertymark Level 3 qualification in Residential Lettings

Working Hours
40 hours per week. The role involves some evening and weekend work when needed, particularly to support short-let guests.
