Lettings Manager
Location: Grimsby
Salary: Circa £25,000 basic (DOE) + £4,000 car allowance
OTE: Up to £45,000, uncapped
Hours: Monday to Friday, 9:00am to 5:30pm. Saturdays 9:00am to 4:00pm on a rota, with a day off in lieu
The Opportunity
A fantastic opportunity has arisen for an ambitious property professional to take the next step in their lettings career with an established and successful estate agency in Grimsby.
We are looking for an experienced Lettings Negotiator, Senior Negotiator or Valuer who is ready to progress into management, or an existing Lettings Manager looking for their next opportunity.
You will take responsibility for driving the lettings business across Grimsby and Cleethorpes, developing relationships with landlords, winning new instructions and helping to grow the branch.
This is a hands-on role and would suit someone who is commercially minded, enjoys generating new business and wants the opportunity to develop their career within a successful and growing organisation.
The Role
As Lettings Manager, you will be responsible for the day-to-day lettings operation while remaining actively involved in generating business and dealing with landlords and applicants.
Your responsibilities will include:
- Winning new lettings instructions and developing the local portfolio
- Building and maintaining strong relationships with landlords and tenants
- Registering applicants and matching them to suitable properties
- Arranging and conducting property viewings
- Negotiating offers between landlords and tenants
- Developing new business opportunities across Grimsby and Cleethorpes
- Maximising branch income and identifying opportunities for additional services
- Supporting and motivating the wider team
- Working towards individual and branch targets
- Delivering an excellent standard of customer service throughout the lettings journey

About You
You will need a minimum of 12 months' residential lettings experience and a good understanding of the lettings process.
Previous management experience would be advantageous, but it is not essential. We are equally interested in speaking with experienced Negotiators or Valuers who have demonstrated strong performance and are ready to take their first step into management.
You will ideally have:
- Residential lettings experience
- Strong business development skills
- The confidence to build relationships with landlords and win new business
- Excellent negotiation and communication skills
- A commercially aware and target-driven approach
- The ability to motivate and support others
- Strong organisation and customer service skills
- A full UK driving licence and access to your own vehicle

This is predominantly an office-based position.
What's On Offer
- Basic salary circa £25,000
- £4,000 annual car allowance
- Uncapped commission with realistic OTE up to £45,000, depending on experience
- Guaranteed commission during the initial months
- Five-day working week
