Lettings Manager Opportunity
If you’re a Lettings Manager who gets as much satisfaction from developing a strong team as you do from winning business, this is an opportunity to take real ownership of a growing lettings operation, with the autonomy and earning potential to benefit from the performance you help create.
The Package
- Up to £35,000 D.O.E basic salary
- OTE circa £45,000, with scope to earn more as the business grows
- Performance-led, uncapped commission structure
- Commissions awarded at 2.5%, 5% and 7.5% (will speak through budgets achieved at interview stage)
- Commission measured and paid quarterly on cumulative performance
- Office-based in Darlington

Harte Recruitment is working with a growing residential property business looking for a hands-on Lettings Manager to lead its front-line lettings operation.
This role needs more than a top individual biller. They’re looking for somebody who can lead, coach and develop people, understand where individuals need support and create a team that consistently performs.

You’ll also have genuine commercial ownership, driving office performance, improving conversion, winning landlords and helping grow the managed portfolio.
Property Management and maintenance are handled by a separate back-office function, allowing you to concentrate on lettings, leadership and growth.
The Person
- Experienced Lettings Manager or senior lettings professional
- Genuine people-management, coaching and staff-development experience
- Strong residential lettings knowledge
- Commercially minded and comfortable taking ownership of performance
- Able to list and win new landlord instructions
- Confident driving conversion and team results
- Supportive, hands-on leadership style
- Able to identify individual strengths and development needs
- Motivated by sustainable growth rather than short-term wins
- Comfortable working towards office budgets and performance targets

The Lettings Manager Role
- Lead the front-line lettings team day-to-day
- Manage, coach, train and develop staff
- Take ownership of office lettings performance
- Manage relets coming into the office
- Drive conversion and performance against budget
- Conduct listings and win new landlord instructions
- Grow the managed portfolio
- Create a proactive, supportive and accountable team environment
- Identify opportunities to improve individual and team performance
- Work collaboratively with colleagues responsible for new business and Property Management
- Deliver sustainable revenue growth and consistently high service standards
