About Your Property Box
Your Property Box is an independent, ambitious estate agency based in Worcester, specialising in sales, lettings, property management, HMOs, block management, new homes and short stays.
We are growing, and we're looking for an experienced Lettings Manager to take ownership of our lettings department and help us take it to the next level.
This isn't simply a role where you'll be arranging viewings and processing applications. We're looking for someone who wants to build something.
You'll have the opportunity to develop our landlord portfolio, win new instructions, improve our systems and processes, build strong client relationships and ultimately lead the growth of the lettings
The Role
As Lettings Manager, you will take responsibility for the day-to-day running and growth of our lettings operation.
You'll manage the journey from winning a landlord instruction through to letting the property and, where applicable, transitioning the property into our management portfolio.
You'll work closely with the directors and wider team, with significant autonomy to develop the department.
Key Responsibilities
New Business & Landlords
- Conduct property appraisals and rental valuations
- Win new landlord instructions
- Develop relationships with existing and prospective landlords
- Identify opportunities to convert let-only clients into fully managed clients
- Generate new business through networking, referrals, existing contacts and proactive prospecting
- Develop long-term landlord relationships
Property Marketing
- Prepare properties for market
- Produce compelling property listings
- Coordinate photography, floorplans and other marketing
- Manage listings across Rightmove, Zoopla and other platforms
- Ensure properties are marketed quickly and professionally
- Monitor enquiry levels and adjust marketing strategies where required

Lettings
- Manage enquiries and applicant relationships
- Conduct property viewings
- Qualify prospective tenants
- Negotiate offers and agree lets
- Manage the application and referencing process
- Progress transactions through to move-in
- Prepare and coordinate tenancy documentation
- Manage renewals and rent reviews
Compliance
- Ensure the lettings process is compliant with current legislation
- Coordinate Right to Rent checks
- Ensure required landlord/property documentation is in place
- Maintain accurate records
- Keep up to date with changes to legislation, including the Renters' Rights Act
- Work closely with the property management team to ensure a smooth handover
Department Growth
- Develop and implement lettings procedures
- Introduce and monitor KPIs
- Track new instructions, viewings, applications, lets and management conversions
- Identify opportunities to increase revenue
- Help establish and grow the Your Property Box landlord proposition
- Develop the department as the business continues to grow
What We're Looking For
We're looking for someone who already understands lettings and can hit the ground running.
- Previous lettings experience
- Experience dealing directly with landlords
- Strong knowledge of the lettings process
- Excellent communication skills
- Confidence conducting valuations and winning instructions
- Strong negotiation skills
- Excellent organisation and attention to detail
- A commercial mindset
- Good understanding of compliance
- Ability to work independently
- A full UK driving licence
