Build-to-Rent | £30,000-£35,000 Basic + Strong Commission | Career Progression
Are you an ambitious lettings professional looking for a role where you can genuinely make your mark?
I'm working with a highly regarded housebuilder that specialises in delivering high-quality residential properties for both private buyers and buy-to-let investors. As their rental portfolio continues to grow, they are looking for an experienced and commercially minded Lettings Manager to take ownership of lettings across a growing Build-to-Rent portfolio.
This is much more than a traditional lettings role. You'll be responsible for driving occupancy, maximising rental income and delivering an outstanding experience for residents and investors, while playing a key role in bringing new developments to market.
Most importantly, this role is being created with succession in mind. The successful candidate will have the opportunity to grow with the portfolio and progress into a Head of Lettings position as the function develops.
The Opportunity
You'll take ownership of the full lettings journey across both directly managed stock and properties managed on behalf of investors.
- From launching new developments and generating enquiries through to pricing, viewings, applications and move-ins, you'll have real ownership of performance and the opportunity to build out the lettings operation.
- You'll also play an important commercial role in demonstrating the value of the company's property management and leasing offering to existing investors and buyers.

Key responsibilities
- Lead lettings activity across the Build-to-Rent portfolio, from marketing and enquiries through to move-in.
- Drive occupancy and minimise void periods across directly managed and investor-owned properties.
- Generate new business from existing investors, previous purchasers and the wider investor network.
- Conduct rental appraisals and implement pricing strategies to maximise rental income.
- Build strong relationships with prospective and existing residents.
- Support resident retention and customer experience initiatives.
- Manage relationships with letting agents, contractors and third-party suppliers where required.
- Ensure lettings activity is fully compliant with relevant legislation and regulatory requirements.
- Produce lettings, occupancy and performance reporting for senior management and investors.
- Support the launch and stabilisation of new residential developments.
- Help shape and develop the lettings function as the portfolio grows.
- Take a hands-on approach initially, with the opportunity to develop and lead a wider lettings/resident services team.
What they're looking for
We're looking for someone who combines strong lettings knowledge with genuine commercial drive.
You could be an experienced Lettings Manager ready for a bigger challenge, or a high-performing Senior Lettings professional looking for the opportunity to step into management and build something of your own.
You'll ideally have:
- Strong experience within residential lettings, Build-to-Rent, PRS or a similar environment.
- A proven track record of delivering against occupancy, rental income and/or lettings targets.
- Excellent customer and relationship management skills.
- Strong commercial awareness and confidence discussing rental values and pricing.
- The ability to work autonomously and take ownership of a growing portfolio.
- Excellent organisational and communication skills.
- A genuine desire to progress into a senior leadership position.
