Opportunity for an experienced Lettings Manager to join a newly formed Build to Rent organisation based in Derby.
The Lettings Manager will lead the lease-up and ongoing performance of the Build-to-Rent portfolio, maximising occupancy, rental income, and resident satisfaction whilst delivering an exceptional customer experience. The Lettings Manager will drive investors to our property management and leasing offering across our completed, ongoing, and future developments.
Key Responsibilities
- Manage all lettings activity across the Build-to-Rent portfolio, from marketing and enquiries through to move-in.
- Drive new business through investors and previous purchasers of stock.
- Drive occupancy levels and minimise void periods.
- Conduct rental appraisals and implement pricing strategies to maximise income.
- Build strong relationships with prospective and existing residents.
- Oversee resident retention initiatives.
- Manage lettings agents, contractors, and third-party suppliers where required.
- Ensure full compliance with lettings, consumer protection, and health and safety legislation.
- Prepare lettings, occupancy, and performance reports for senior management and investors.
- Support the launch and stabilisation of new developments.
- Lead, mentor, and develop lettings and resident services staff.

Person Specification
- Proven experience in a lettings, Build-to-Rent, property management, or residential leasing role.
- Demonstrable track record of driving occupancy and income performance.
- Experience managing the end-to-end lettings process.
- Strong understanding of residential lettings legislation and compliance requirements.
- Experience building and maintaining customer and stakeholder relationships.
- Excellent commercial awareness and negotiation skills.
- Strong reporting and analytical capabilities.
- Full UK driving licence.
- Exceptional customer service and communication skills.
- Commercially minded with a results-driven approach.

Salary / Package
- £30,000 - 35,000
- 25 days holiday
- Pension contribution
- Commission per let scheme
