Lettings Branch Manager Southsea

We are looking for an experienced Lettings Branch Manager to lead an established property team based in Southsea.

This is an excellent opportunity for an experienced lettings professional who combines strong leadership skills with a proven track record of winning business, delivering results and building excellent landlord relationships.

You'll take responsibility for the day-to-day performance of the branch while remaining commercially involved in valuations, instructions, negotiations and deal progression.

The Role

As Lettings Branch Manager, you will oversee the branch's lettings operation, lead the team and drive performance across the local rental market.

Your responsibilities will include:

  • Managing the day-to-day operation of the lettings branch
  • Leading, motivating and developing the lettings team
  • Setting and monitoring individual and branch performance targets
  • Conducting rental valuations and winning new landlord instructions
  • Developing new business and growing the managed and let-only portfolio
  • Managing applicant enquiries and overseeing registrations and viewings
  • Negotiating offers between landlords and prospective tenants
  • Ensuring agreed lets progress efficiently through to move-in
  • Building and maintaining strong relationships with landlords and tenants
  • Providing clients with accurate advice on rental values and market conditions
  • Monitoring local market activity and identifying opportunities for growth
  • Handling escalated customer and operational issues
  • Working closely with property management and other internal teams
  • Ensuring properties are marketed accurately and effectively
  • Monitoring compliance with relevant lettings legislation and internal procedures
  • Reviewing branch performance and providing regular management information
  • Identifying opportunities to improve processes and service levels
  • Supporting recruitment, training and development within the team

About You

We're looking for an experienced Lettings Branch Manager or Senior Lettings professional with a strong understanding of the residential rental market.

You should have:

  • Proven experience within residential lettings
  • Previous branch management or team leadership experience
  • A strong track record of winning instructions and generating new business
  • Excellent knowledge of the lettings process from valuation through to move-in
  • Strong understanding of relevant lettings legislation and compliance
  • Excellent negotiation and communication skills
  • Confidence dealing with landlords, tenants and applicants
  • Proven experience working towards and exceeding targets
  • Strong commercial awareness
  • Excellent organisation and time-management skills
  • The ability to motivate, coach and develop a team
  • A proactive, customer-focused and results-driven approach
  • A full UK driving licence

The Ideal Candidate

The ideal candidate will be a hands-on lettings leader who is comfortable managing people while remaining actively involved in the commercial side of the branch.

You'll be confident winning new instructions, developing landlord relationships, negotiating deals and driving your team towards strong results.

This role would suit an experienced Lettings Branch Manager, Lettings Manager, Senior Lettings Negotiator or Assistant Branch Manager ready to take the next step in their career.
