Role Description
The Lettings Manager – Quinton is a full-time, on-site role based in Birmingham, responsible for leading the lettings operation in the local branch. This position oversees the day-to-day management of rental properties, including valuations, listings, viewings, tenant referencing, and tenancy agreements. The Lettings Manager drives business growth through proactive landlord and tenant engagement, effective pipeline management, and achievement of branch targets. The role involves coaching and supporting the lettings team, ensuring high standards of customer service, compliance with lettings legislation, and accurate documentation. The Lettings Manager also collaborates with other branches and internal departments to maximize opportunities and maintain strong relationships with landlords, tenants, and corporate clients.

Qualifications

- Strong lettings and property management skills, including experience with valuations, tenancy administration, and landlord/tenant relationship management.
- Proven people management and leadership abilities, with experience motivating, coaching, and developing a branch or sales team.
- Solid sales, negotiation, and business development skills, with a track record of meeting or exceeding revenue and performance targets.
- Excellent communication, interpersonal, and customer service skills, with the ability to build trust and maintain long-term client relationships.
- Good organizational and time management skills, with high attention to detail and the ability to manage multiple properties and tasks simultaneously.
- Knowledge of UK lettings legislation, compliance requirements, and best practice within the residential property sector.
- Comfort with using property management systems, CRM tools, and standard office software; willingness to learn new digital platforms.
- Previous experience in a lettings or estate agency management role is highly beneficial; industry qualifications such as ARLA or equivalent are an advantage.
- Ability to work on-site in Birmingham, hold a valid right to work in the UK, and, where required, a full UK driving licence.
