Lettings Negotiator – Essex / London – £30,000 - £50k OTE

If you’re an experienced Lettings Negotiator looking for a role where you can take real ownership of your properties, rather than simply processing lets, this could be worth a conversation. I’m recruiting for an established property group with a 40-year track record, looking for a confident and commercially minded Lettings Negotiator to join their PRS team.

This is a hands-on, mobile role where you’ll manage the lettings process from start to finish — from marketing and generating demand through to viewings, negotiation, tenant selection and move-ins.

📍 Essex / London & surrounding areas
💰 £30,000 basic
💸 Uncapped monthly performance-related lettings bonus
🚗 Full UK driving licence required
📅 Weekend working as part of the agreed working pattern

What you'll be doing:

  • Taking ownership of allocated vacant properties and minimising void periods
  • Creating compelling property listings, photography, video and marketing content
  • Managing enquiries, qualifying applicants and maintaining an active pipeline
  • Conducting property viewings across Essex, London and surrounding areas
  • Negotiating rental terms and making recommendations on suitable tenants
  • Managing digital and social media activity to generate applicant demand
  • Monitoring enquiries, viewings and conversion rates and identifying ways to improve performance
  • Supporting check-ins, check-outs and the wider PRS operation
  • Building strong relationships with applicants, tenants, agents and internal teams

The key here is commercial judgement. You’ll be expected to look at a property and understand what will help it let — whether that’s pricing, presentation, marketing, applicant quality or the overall approach.

About you:

  • Around 2 years' property-sector experience, ideally within residential lettings
  • Strong negotiation and applicant-qualification skills
  • Confident dealing with customers and stakeholders
  • Comfortable working independently and managing your own diary
  • Good understanding of property marketing and social media
  • Organised, resilient and commercially minded
  • Full UK driving licence
  • Ambitious about building a career within residential lettings
