The Role
The Lettings Negotiator will be responsible for the marketing, letting and tenancy progression of a growing portfolio of residential properties across North London reporting into the Residential Asset Manager.
Property Marketing & Lettings
- Manage the end-to-end marketing and letting of residential properties, from initial instruction through to tenancy commencement.
- Prepare and maintain accurate property listings across relevant portals, including descriptions, photography, floorplans, pricing and social media content.
- Monitor market activity, competitor properties and local rental values to ensure properties are competitively positioned.
- Review marketing performance - enquiries, viewings, offers and conversion rates - and recommend pricing or marketing adjustments where required.
- Identify opportunities to improve letting performance and minimise void periods.
- Develop alternative marketing strategies for properties that are proving more difficult to let.
- Work closely with external letting agents to maximise exposure, monitor performance and ensure properties are actively marketed.
- Maintain accurate vacancy, tenancy and marketing schedules and provide regular performance updates and reporting to management.
- Build and maintain strong professional relationships with landlords, tenants, agents, Building Managers and other stakeholders.
Applicant Management & Viewings
- Register and qualify prospective tenants, understanding their requirements and matching them with suitable properties.
- Respond promptly to enquiries and maintain regular communication with applicants throughout the letting process.
- Arrange and conduct property viewings, highlighting key property features and providing relevant local area information.
- Manage offers and negotiate rental values, tenancy terms and proposed move-in dates.
- Provide appropriate recommendations on offers, pricing and letting strategy.

Applications & Tenancy Progression
- Manage the application process from offer acceptance through to tenancy commencement, ensuring all required checks and documentation are completed accurately and efficiently.
- Carry out affordability assessments, Right to Rent checks and tenant referencing.
- Prepare and issue tenancy documentation and ensure all pre-tenancy requirements are completed.
- Coordinate pre-tenancy inspections, inventories, check-ins and key handovers with Building Managers.
Compliance & Property Management
- Ensure all lettings activities comply with current UK housing and residential lettings legislation and company procedures.
- Ensure required compliance documentation is issued, including Gas Safety Certificates, EICRs, EPCs and appropriate smoke and carbon monoxide alarm requirements.
- Ensure deposits are correctly registered with an approved tenancy deposit scheme within the required timescales.
- Keep up to date with changes to relevant legislation, including the Renters' Rights Act, Right to Rent requirements and deposit protection regulations.

Rent Reviews
- Manage the end-to-end residential rent review process, including assessing current market rents, reviewing comparable properties, negotiating with tenants and making recommendations.
- Prepare and issue Section 13 notices where required and ensure rent reviews are progressed in accordance with the relevant legislation and notice periods.
Key Requirements
- Experience in residential lettings.
- Experience supporting or managing Universal Credit applications.
- Strong knowledge of UK residential lettings legislation and compliance requirements, including the Renters' Rights Act, Right to Rent and tenancy deposit protection.
- Excellent negotiation, communication and interpersonal skills, with the ability to build strong relationships with tenants, agents and stakeholders.
- Highly organised with excellent attention to detail and the ability to manage multiple properties, applications and live transactions simultaneously.
- Proactive and self-motivated, with the initiative to identify issues, solve problems and take ownership of workload.
- Strong commercial awareness and the ability to assess market conditions and make informed recommendations.
Desirable
- ARLA Propertymark Level 3 in Residential Letting and Property Management, or willingness to work towards the qualification.
- A valid UK driving licence.
