Lettings & Portfolio Growth Manager

Location: Manchester City Centre
Salary: £30,000–£32,000 basic + commission & profit share
OTE: Circa £53,000+ in year one
Hours: Monday–Friday, 9:00am–5:30pm
Working Pattern: Office based, 5 days per week

UK Staffing Group is recruiting for a Lettings & Portfolio Growth Manager to join an established and growing property investment business in Manchester city centre.

This isn't a traditional Property Manager role. We're looking for someone who knows lettings inside out but also has the commercial ability and confidence to grow a portfolio, win landlord instructions and build strong relationships with property investors.

The business already has around 155 properties under management and, importantly, an established property investment operation generating a regular flow of landlords and investors. You won't be expected to build a pipeline from scratch – the opportunity is to convert more of that existing activity into managed properties and help develop the lettings side of the business.

The Opportunity

  • You'll work closely with the business owner and have genuine freedom to shape how the lettings operation develops.
  • Back-office property management is supported externally, meaning your focus can be much more commercial – developing landlord relationships, converting opportunities, increasing recurring income and identifying ways to improve and grow the portfolio.
  • This would suit somebody who wants more ownership than a traditional lettings role can offer and likes the idea of helping build something rather than simply maintaining what is already there.

Key Responsibilities

  • Develop and grow the existing managed property portfolio.
  • Convert existing investor and landlord opportunities into managed instructions.
  • Build strong, long-term relationships with landlords and property investors.
  • Understand individual investors' objectives and provide commercially sound lettings advice.
  • Identify opportunities to increase recurring lettings revenue.
  • Work closely with the property investment/sales team to maximise existing opportunities.
  • Review existing processes and suggest improvements.
  • Take ownership of the commercial performance and growth of the lettings operation.
  • Work closely with external property-management support to ensure a strong overall service.

About You

We're looking for someone with approximately 3+ years' experience within lettings/property who combines strong industry knowledge with a genuinely commercial mindset.

You could currently be working as a Lettings Manager, Senior Lettings Negotiator, Lettings Valuer, Lettings Business Development Manager, Landlord Acquisition Manager, Assistant/Branch Manager or in a portfolio role with a strong business-development element.

You'll need to be:

  • Experienced within residential lettings/property.
  • Confident winning and converting new landlord business.
  • Comfortable dealing directly with landlords and experienced property investors.
  • Commercially minded and able to understand how a managed portfolio generates revenue.
  • A strong communicator who can adapt their approach to different clients.
  • Proactive, ambitious and comfortable taking ownership.
  • Confident enough to challenge existing thinking and suggest better ways of doing things.
  • Able to work independently without needing constant direction.
  • A full UK driving licence holder.
  • ARLA/Propertymark Level 3 would be advantageous but isn't essential.
