Residential Lettings & Property Manager

Mayfair, London | £45,000-£55,000 + performance-related bonus | Permanent, full time

An exceptional opportunity for an experienced London residential Lettings professional to take full ownership of a portfolio of 23 luxury apartments in Mayfair, which is a private branded-residences offering for global executives and senior leaders relocating to London.

This is a genuine ownership role for someone who takes pride in knowing their properties and tenants exceptionally well, and who understands that service quality is paramount when serving a prime residential clientele.

The Opportunity

You will manage the residential lettings and tenancy management operation from end to end, from marketing and letting apartments through to tenant relationships, renewals, inspections, and apartment-level maintenance. You will be the principal point of contact for tenants, working closely with AFCG's asset management and commercial property teams.

This is not a high-volume estate agency role. It is a small, high-value, single-building portfolio, and you will be expected to operate as its owner from an operational perspective. AFCG's commercial property team manages the wider building (communal areas, M&E, security, plant, major works, service charges, and building safety), freeing you to focus entirely on letting and managing exceptional residences and delivering outstanding tenant service.

The Property

The property is a distinguished period building in the heart of Mayfair, offering 23 exclusively appointed residences (Types A to C, 800 to 1,200 sq ft) finished with herringbone timber floors, bespoke designer kitchens, and brushed brass fittings. Marketed as Mayfair Living by Viridian, the building targets C suite relocations, financial and legal leaders, and international executives on 3 to 12 month corporate stays. It sits two minutes' walk from Bond Street station (Elizabeth, Jubilee, and Central lines), with Heathrow 28 minutes and the City of London 18 minutes away.

Residents benefit from on-site concierge, weekly housekeeping, 24-hour guest services, and a dedicated corporate reservations team. The standard of service this role will be central to upholding.

Key Responsibilities

  • Managing the letting of vacant apartments, including marketing and coordinating viewings
  • Managing tenant enquiries and relationships as principal point of contact
  • Negotiating rents and tenancy terms
  • Coordinating referencing, Right to Rent checks, and tenancy documentation
  • Managing tenancy renewals and re-lettings
  • Monitoring rent collection and arrears
  • Coordinating check-ins, inventories, and check-outs
  • Inspecting apartments and coordinating apartment-level maintenance
  • Managing external contractors and suppliers
  • Monitoring occupancy, rental income, and void periods
  • Advising on market rents and rental strategy
  • Maintaining accurate tenancy and compliance records
  • Providing regular portfolio reports to senior management
  • Building relationships with London's leading prime residential letting agents

Candidate Profile

Ideally bring 3 to 5 years experience in London residential lettings or property management, preferably within the prime or super-prime market, together with the following attributes:

  • Commercially minded, with a strong grasp of rental strategy and portfolio performance
  • Highly organised, with excellent attention to detail
  • Highly motivated and performance driven
  • Conducts themselves with honesty and integrity at all times
  • Comfortable operating with autonomy and taking full ownership of a portfolio
