About Relio

Relio is a Leicester-based lettings agency launching this year, founded by an established portfolio landlord and property developer operating across Leicestershire. Behind Relio sits an 86-property residential portfolio under self-management for years, an active development pipeline, and the operational infrastructure of a multi-entity property business.

After years of running this in-house, we're opening our doors to external landlords across Leicestershire and we're hiring our first Lettings Property Manager to anchor the operation from launch.

This isn't a typical startup. You'll join a venture with real backing and a real portfolio behind it, not the usual startup risk, with the freedom of being a new entrant: no legacy systems, no inherited processes, no high-street baggage. We're building Relio from the ground up to be how a modern lettings agency should work, and we want a Lettings Property Manager who'll help us shape it. You'd be joining at the very beginning.

Please note: this is a hands-on role for someone with solid residential lettings agency experience. It is not an entry-level position, and it is fully office-based at our Wigston premises.

The role

You'll take ownership of the day-to-day management of our 86-property portfolio as it transitions to Relio, plus new external instructions as they come in. The work covers:

  • Tenant onboarding and offboarding
  • Routine and reactive maintenance coordination
  • Mid-tenancy inspections and condition reporting
  • Rent collection oversight
  • Compliance: gas and electrical certificates, EPCs, deposit protection, and Renters' Rights Act 2025 requirements
  • Tenant communications and issue resolution
  • Landlord reporting and relationship management
  • Conducting viewings and supporting onboarding of new external instructions

We're finalising our tech stack, and the right person will have meaningful input on the tools we adopt for CRM, tenant onboarding, maintenance management, and rent collection. As a new entrant we're not tied to legacy systems or contracts. We want someone who's worked with modern lettings software and has views on what works well.

This is a role for someone who can run the operation themselves. You'll have the founder's direct support and the systems to do the job well, and as the agency grows there's scope to build a support team around you — but at the start, you'll own the portfolio end to end.

Business development support

Property management is the core of the role, but you won't be siloed from the commercial side. As Relio grows its external book you'll play a meaningful supporting role in business development: conducting viewings on new instructions, onboarding new landlords, building relationships with prospects who become long-term clients, and helping shape how we win and serve external business.

The founder leads landlord acquisition; you're the operational anchor that makes it credible. For the right person, this is where the growth path opens — into Head of Property Management, operations leadership, or wider commercial responsibilities as Relio scales.

What we're looking for

  • Minimum 3 years' hands-on residential lettings property management experience — this is essential and we test for it at interview.
  • Your experience must be at a lettings agency, managing multiple landlords' properties under an agency model. In-house management of a single portfolio, block management, student/PBSA, or build-to-rent won't be the right fit for this particular role.
  • Genuinely current, practical knowledge of the Renters' Rights Act 2025 — this is central to the role and we test for it at interview. Section 13 rent increases, periodic tenancies, the possession grounds and notice periods, and the day-to-day operational changes.
  • Comfortable managing a portfolio of 80+ properties and running it largely independently.
  • Strong, current knowledge of wider lettings compliance — gas and electrical safety, EPCs, and deposit protection.
  • Experience with modern lettings software (CRM, tenant onboarding platforms, maintenance management tools, rent collection systems) and views on what works well.
  • Commercial instinct — comfortable representing the agency to landlords and prospects, not just managing tenancies.
  • Practical, organised and direct — you tell landlords what they need to hear, not just what they want to hear.
  • Driving licence and access to own car (mileage reimbursed; a company car may be available as performance recognition).
  • Leicester-based or close enough for daily office presence and property visits.
  • The mindset to thrive at the very start of something — comfortable with ambiguity, decisions still being made, and shaping things rather than inheriting them.
