Role Description
The Listing Manager / Senior Sales Negotiator is a full-time, on-site role based in Guildford. This role involves:
- Valuing and listing properties
- Preparing sales particulars
- Managing property marketing across online and offline channels
- Conducting viewings
- Negotiating offers between buyers and sellers
- Progressing sales through to completion, ensuring clear communication at every stage

Day-to-day responsibilities include:

- Maintaining accurate records on internal systems
- Building strong relationships with clients
- Providing market advice
- Contributing to office performance targets
- Collaborating with colleagues across branches to maximize opportunities and uphold Kings Estates’ service standards
Qualifications
- Experience working within estate agencies, with strong knowledge of residential sales and lettings processes.
- Excellent communication skills, including clear verbal and written interaction with clients, colleagues, and stakeholders.
- Proven customer service skills, with the ability to provide a professional, responsive, and empathetic client experience.
- Strong sales skills, including negotiation, pipeline management, and meeting or exceeding performance targets.
- Understanding of lettings procedures and regulations, with the ability to support or advise on rental transactions.
- Solid local market knowledge of Southampton and surrounding areas, or willingness to develop this quickly.
- Ability to work on-site in a fast-paced office environment, managing multiple properties and priorities efficiently.
- Comfort with property management and CRM software, as well as standard office applications.
- Full UK driving licence and access to a vehicle for attending valuations and viewings.
- Previous experience in a senior negotiator or listing manager role, or equivalent responsibility, is highly advantageous.
