ROLE SUMMARY
The Live-In Groundsman is responsible for the safe, clean, secure, and high-standard maintenance and presentation of Wetherby Pembridge’s sports ground and associated facilities. The role covers natural grass pitches, artificial surfaces, tennis courts, landscaped areas, boundaries, the pavilion, changing rooms, and other site facilities.
The postholder will ensure that the site is prepared and maintained for school use during the day and for commercial hirers during evenings and weekends. This includes grounds maintenance, pitch and court preparation, cleaning, minor repairs, equipment checks, site security, and supporting the smooth operation of bookings.
As a live-in member of staff, the postholder will also provide a responsible on-site presence, complete agreed opening and closing procedures, and respond to reasonable out-of-hours incidents in line with agreed arrangements.
The role reports to the Operations and Commercial Lets Manager at Wetherby Pembridge.
KEY RESPONSIBILITIES
- Maintain and prepare natural grass pitches, including mowing, line marking, aerating, fertilising, seeding, watering, and repairs. Assess pitch conditions and report any safety concerns.
- Maintain artificial surfaces and tennis courts, including brushing, debris removal, weed and moss control, monitoring infill, inspecting fencing, and adjusting nets.
- Prepare pitches, courts, and facilities for school activities, fixtures, tournaments, and commercial bookings. Install, inspect, move, and store goals, posts, nets, flags, and covers as required.
- Maintain landscaped areas, paths, entrances, car parks, boundaries, and perimeter areas through grass cutting, hedge trimming, pruning, leaf clearance, litter collection, and general tidying.
- Inspect gates, fencing, drainage, and boundaries and report any damage or security concerns. Carry out seasonal maintenance including frost, snow and ice clearance, and storm or dry-weather preparation.
- Keep the pavilion, changing rooms, toilets, showers, stores, and communal areas clean, stocked, and well presented. Inspect facilities before and after bookings.
- Carry out minor repairs where competent and monitor heating, lighting, hot water, ventilation, and other services, reporting faults where required.
- Prepare facilities for bookings, open and secure gates and buildings according to the booking schedule, and welcome authorized users.
- Inspect facilities after use, record damage or additional cleaning requirements, and liaise professionally with schools, hirers, coaches, and contractors.
- Carry out regular safety inspections of surfaces, equipment, buildings, and public areas. Identify hazards, take appropriate action, and close unsafe areas where necessary.
- Follow health and safety, safeguarding, and safe working procedures. Use and store machinery, fuels, fertilisers, pesticides, and cleaning chemicals safely.
- Operate grounds maintenance machinery and equipment safely and carry out basic checks and servicing where appropriate.
- Keep workshops, stores, and equipment secure and organized and monitor stocks of grounds and cleaning supplies.
- Provide a responsible on-site presence, complete agreed opening and lock-up procedures, and monitor security, damage, fire, flooding, and other incidents.
- Respond to reasonable out-of-hours incidents under agreed arrangements and contact management, emergency services, or approved contractors as appropriate.

- Previous experience in grounds, sports turf, estate maintenance, or a similar practical role.
- Good practical maintenance skills and confidence using grounds equipment and machinery.
- A strong awareness of health and safety and the ability to identify and respond to hazards.
- A reliable, proactive, and organized approach, with the ability to work independently.
- Good communication skills and a professional manner.
- An understanding of safeguarding responsibilities in a school environment.
- Flexibility to support evening, weekend, and reasonable out-of-hours requirements.
- Relevant grounds maintenance or horticultural qualifications would be an advantage.
