M&A Technical Services Manager | Hospitality, Leisure & Property | Hybrid | National Travel
We're partnering with a leading UK hospitality and leisure business as they enter an exciting phase of growth, investment, and expansion.
As part of this strategy, they're creating a brand-new M&A Technical Services Manager role. This is a rare opportunity for a technically astute property professional to sit at the intersection of acquisitions, development, and asset strategy, playing a pivotal role in shaping future investment decisions and the long-term growth of a national portfolio. Based on the role brief, the position acts as the critical link between commercial investment decisions and physical asset delivery.
The Opportunity:
This isn't a traditional project management position and it's far more than a technical due diligence role.
You'll be the technical expert behind major acquisition and development decisions, leading the assessment of prospective assets and ensuring that investment opportunities are commercially robust, technically deliverable, and aligned with operational objectives.
Working closely with senior leadership, you'll evaluate existing hotels and development sites before acquisition, helping the business understand physical condition, development constraints, hidden capital expenditure requirements, and opportunities to enhance future asset value.
This is a highly visible position with direct exposure to senior stakeholders and the opportunity to influence multi-million-pound investment decisions from the earliest stages.
Key Responsibilities:
- Leading technical due diligence across hotel acquisitions and development opportunities
- Assessing building condition, MEP systems, structural integrity, fire safety, compliance, and environmental risks
- Identifying deferred maintenance liabilities, lifecycle expenditure, and capital investment requirements
- Supporting acquisition underwriting and investment appraisals by quantifying technical risks and opportunities
- Working closely with senior commercial stakeholders to ensure technical findings are accurately reflected in acquisition negotiations and business cases
- Leading technical feasibility studies and development planning activities
- Managing architects, engineers, interior designers, and specialist consultants
- Developing Technical Services Agreements (TSAs) and Consultant Framework Agreements (CFAs)
- Providing technical recommendations to investment committees and board-level stakeholders
- Identifying opportunities to drive value through refurbishment, repositioning, operational efficiencies, and development initiatives
- Supporting the transition of acquisitions into design development and delivery planning phases

About You:
We're keen to speak with candidates who bring:
- Extensive technical due diligence, asset management, development, or capital projects experience
- Strong knowledge of building services, construction, compliance, lifecycle costing, and property risk
- Experience supporting acquisitions, development projects, or major investment decisions
- Excellent stakeholder management and communication skills
- The ability to translate complex technical information into clear commercial recommendations
- A commercial mindset combined with strong technical credibility
- Experience within hospitality, leisure, commercial property, mixed-use, or operational real estate environments
- A proactive and solutions-focused approach, with the confidence to challenge and influence senior stakeholders
