Maintenance & Fabric Operative - Residential

Location: South East London

Salary: £35,000 - £40,000

A leading property brand is looking to appoint an experienced Maintenance & Fabric Operative to join the on-site team at a high-quality residential estate in South East London.

This is a hands-on role responsible for delivering day-to-day maintenance and fabric repairs across residential properties and communal areas, ensuring the estate is maintained to an excellent standard.

The position would suit someone with a strong general maintenance background who is comfortable completing a broad range of repairs rather than specialising in one particular trade.

As much of the work will take place within occupied properties, the ability to provide an excellent level of customer service is equally important. You will regularly interact with residents and will be expected to communicate professionally and carry out works with care and minimal disruption.

Key Responsibilities

  • Carrying out planned and reactive maintenance throughout the residential estate
  • Completing general building fabric repairs within apartments and communal areas
  • Undertaking minor plumbing repairs, including taps, toilets, leaks, and associated fittings
  • Carrying out basic carpentry and joinery, including repairs to doors, locks, handles, and fixtures
  • Completing minor decorating, patch repairs, and making good following maintenance works
  • Repairing and replacing fixtures, fittings, and general building components
  • Diagnosing faults and identifying where specialist contractor support is required
  • Responding to maintenance requests in a timely and professional manner
  • Completing routine inspections and preventative maintenance tasks
  • Ensuring works are completed safely, efficiently, and to a consistently high standard
  • Providing a professional and customer-focused service when working within residents' homes
  • Supporting the wider estate team with general maintenance requirements

The Candidate

The successful candidate will have previous experience within a maintenance, building fabric, residential property, or facilities environment and will be confident undertaking a broad range of practical repairs.

You will be reliable, well presented, and capable of working independently, with good fault-finding skills and a high standard of workmanship.

Given the residential environment, strong communication and customer service skills are essential. You should be comfortable entering residents' homes, explaining works, and representing the property management team professionally.
