Job Purpose

The Maintenance Manager is responsible for the day-to-day management of the hotel's engineering and maintenance operations, ensuring all building services, guest rooms, public areas, back-of-house facilities, and plant equipment are maintained to the highest standards of safety, compliance, reliability, and guest satisfaction.

Key Responsibilities

Operations

  • Manage daily maintenance activities across the hotel.
  • Lead, supervise, and develop the engineering team.
  • Ensure timely completion of preventive and reactive maintenance tasks.
  • Monitor building systems including HVAC, electrical, plumbing, fire safety, BMS, lifts, and kitchen equipment.
  • Conduct regular inspections of guest rooms, public areas, and plant rooms.

Compliance & Safety

  • Ensure compliance with all health and safety legislation and hotel standards.
  • Maintain statutory certificates, risk assessments, permits to work, and maintenance records.
  • Manage contractor activities and ensure all contractors comply with site safety procedures.
  • Support audits and inspections by regulatory authorities and insurers.

Asset Management

  • Develop and implement planned preventive maintenance (PPM) programmes.
  • Monitor equipment performance and identify opportunities to improve reliability and efficiency.
  • Coordinate major repairs, refurbishments, and capital projects.
  • Manage maintenance budgets and control departmental expenditure.

Guest Experience

  • Ensure maintenance issues impacting guests are resolved promptly.
  • Respond to emergency maintenance situations and minimise operational disruption.
  • Support VIP room preparation and special event requirements.

Team Management

  • Schedule engineering staff rotas to provide 24/7 hotel coverage.
  • Conduct performance reviews, training, and development activities.
  • Promote a culture of safety, teamwork, and continuous improvement.
  • Provide technical guidance and support to team members.

Qualifications & Experience

  • Recognised technical qualification in Mechanical, Electrical, Building Services, or a related discipline.
  • Minimum 2-5 years' management experience within hospitality, facilities management, or building services.
  • Strong understanding of hotel engineering systems.
  • Knowledge of UK health and safety legislation and compliance requirements.
  • Experience managing contractors and maintenance budgets.
