About The Role
Maintenance Manager - Midlands, South & Wales
£42,000 per annum, plus car allowance
In your role as a Senior Maintenance Operative, you will manage various in-house and external trade’s people across a large region of care homes, primarily maintenance operatives, gardeners, decorators, and drivers. You will carry out site visits, inspections, surveys, and audits across the allocated region, to ensure quality, standards, and statutory compliance across the homes. Attend and contribute to regional team meetings and support events.
As a Senior Maintenance Operative, you will understand and support the management and administration of HC-One’s service level agreements with our external service and maintenance contractors, ensuring the performance of the contractors and protection of the business. You will review where required, reports, quotations, recommendations, requirements, etc., ensuring compliance, H&S, quality, and best value solutions at all times. You will review and appropriately progress all recommendations and requirements following all maintenance visits, inspections, and reports; also monitor external reports for everything from lift inspections, legionella risk assessments, asbestos surveys through to plant room servicing, CQC inspections, fire officer reports, and environmental health visits.

You must have a full working knowledge of the service, inspection, and certification compliance requirements of a care home and all of its major plant and equipment. You will understand the legal, regulatory, health and safety, and codes of best practice compliance requirements of a care home and all of its major plant and equipment.
HC-One are looking for someone with a Building Services Qualification, Mechanical and Electrical Qualifications, Hard Services Facilities Management Qualification, and holds a full driving license. Ideally, you will have good IT skills and CAFM system experience and understanding. You will be a good communicator, both verbal and written, and have excellent customer service skills. You will have experience of management of Maintenance Operatives and management of multi-discipline Building and M&E contractors.
Hourly Rate Is Subject To Experience And Qualifications.
