Brighton - £35-£40k | Build-to-Rent

Hyperion Partners is recruiting on behalf of a leading Build-to-Rent (BTR) operator for an experienced Maintenance Manager to take ownership of the technical and reactive maintenance function across a residential portfolio.

This is a hands-on, operationally critical role for someone who takes pride in a well-run building — ideal for a maintenance professional who wants real ownership over standards, budgets and a growing team, within a sector that's investing seriously in resident experience.

The Role

As Maintenance Manager, you'll be responsible for the day-to-day upkeep, safety and performance of the building(s) and communal areas, ensuring residents receive a consistently high standard of service while keeping the scheme compliant, safe and well-maintained.

Key Responsibilities Will Include

  • Leading and managing the on-site maintenance team, including recruitment, training, rota management and performance development
  • Overseeing all reactive and planned preventative maintenance (PPM) across the building, communal areas, plant and equipment
  • Managing relationships with external contractors and specialist suppliers, including tendering, contract management and quality control
  • Ensuring full compliance with health & safety legislation, fire safety regulations, and the Building Safety Act 2022, including maintenance of accurate records and certification
  • Managing void turnaround works to agreed timescales and standards, working closely with the lettings/leasing team
  • Conducting regular property inspections, identifying defects, and prioritising works based on risk and resident impact
  • Managing the maintenance budget, including cost control, forecasting, and reporting on spend against plan
  • Overseeing statutory testing and servicing schedules (fire systems, lifts, water hygiene/Legionella, electrical, gas, etc.)
  • Responding to and resolving resident maintenance queries and complaints in a timely, professional manner
  • Managing stock and equipment, including tools, PPE and maintenance supplies
  • Supporting capital works and refurbishment projects, liaising with contractors, consultants and the wider asset management team
  • Maintaining accurate maintenance records, logs and compliance documentation using the building's property management/CAFM system
  • Carrying out or overseeing out-of-hours emergency response and on-call cover as required
  • Contributing to continuous improvement of maintenance processes, resident satisfaction, and building performance
  • Working closely with the General Manager/Community Manager to align maintenance delivery with the wider resident experience strategy

  • Proven experience in a maintenance management role, ideally within Build-to-Rent, residential block management, hospitality, or a similar multi-site property environment
  • Strong working knowledge of health & safety, fire safety, and building compliance requirements
  • A relevant trade background (electrical, mechanical, general building) and/or recognised qualification (NVQ, IOSH, NEBOSH) would be advantageous
  • Proven people management experience, with the ability to lead, motivate and develop a team
  • Strong organisational and budget management skills
  • Excellent communication skills, comfortable liaising with residents, contractors and senior stakeholders alike
  • A proactive, hands-on approach with a genuine commitment to high standards
