MAINTENANCE MANAGER

DEVELOPMENT DETAILS
You’ll be the on-site maintenance lead for a substantial riverside community of around 535 homes set across five buildings, with secure parking, landscaped communal areas and views over the Thames. The environment is busy yet welcoming, with residents who value a safe, clean and well-cared-for place to live. With excellent transport connections close by, you’ll work at the heart of a professional estate operation where high standards and attention to detail are appreciated every day.
ROLE EXPECTATIONS
You will take ownership of day-to-day maintenance across communal areas, ensuring works are completed safely, efficiently and to a high standard. You’ll plan and deliver routine checks, respond to issues as they arise, and coordinate colleagues and contractors to keep the estate operating smoothly. Clear communication with residents, the managing agent and the on-site team will be central to your success.

- Communal areas are consistently clean, safe and well-presented, with issues resolved quickly and thoroughly.
- Water features operate safely, meeting hygiene standards through regular testing and proactive upkeep.
- Residents and colleagues feel informed, listened to and confident in your approach.
- Estate operatives and cleaners are briefed clearly, with work prioritised and quality-checked.
- Contractors are managed effectively, with permits, RAMS and site standards adhered to at all times.
- Planned preventative maintenance and statutory checks are completed on time with accurate records.

How You'll Spend Most Of Your Time
- Deliver various projects onsite from planned to reactive works.
- Carrying out hands-on maintenance in communal areas including painting/decorating, general carpentry works, tracing and isolating leaks, and general repairs.
- Completing routine H&S checks: weekly fire alarm tests, AOV tests, water flushing, meter readings and fire door inspections, maintaining compliant records.
- Overseeing water features, including hygiene control and scheduled sampling, and acting promptly on results.
- Prioritising and delegating tasks to estate operatives and cleaners, and verifying completion to standard.
- Responding to resident and site team reports, diagnosing issues and arranging timely fixes.
- Coordinating contractors, access and permits, ensuring safe systems of work and minimal disruption.

Experience That Helps
- Experience maintaining large residential or multi-block estates, ideally with communal amenities.
- Familiarity with water hygiene routines, fire safety checks and building compliance processes.
- Background in a trade such as carpentry, decorating or plumbing for first-time fixes.
- Confidence using maintenance or CAFM systems for task scheduling and record-keeping.
- Experience supervising contractors or small on-site teams.
