We are recruiting for a Maintenance Manager on behalf of a well-established hotel in Belfast City Centre. Reporting directly to the Hotel Manager, you will lead a small maintenance team and play a key role in ensuring the hotel operates safely, efficiently, and to the highest standards. This is an excellent opportunity for a hands-on maintenance professional with supervisory experience who enjoys leading people, improving processes, and delivering an exceptional environment for guests and colleagues alike.
Your new role
As Maintenance Manager, you will be responsible for overseeing all maintenance and repair activities across the hotel. You will manage preventative maintenance programmes, coordinate daily maintenance operations, and ensure all facilities remain safe, compliant, and fully operational. This is a full-time permanent position working 37.5 hours per week, including 1 weekend in 3.
Key Responsibilities:
- Oversee all maintenance and repair operations across the hotel.
- Ensure all facilities are maintained to high safety, quality and operational standards.
- Develop and implement preventative maintenance programmes to minimise equipment downtime.
- Manage and maintain HVAC, electrical, plumbing and mechanical systems.
- Lead, motivate and supervise a small maintenance team, allocating workloads and monitoring performance.
- Carry out regular inspections of guest rooms, public areas and back-of-house facilities.
- Identify maintenance issues and ensure repairs are completed promptly and efficiently.
- Manage maintenance budgets and monitor expenditure.
- Liaise with suppliers and contractors to secure competitive pricing and timely delivery of materials and equipment.
- Work closely with departments, including Housekeeping and Operations to coordinate maintenance activities and minimise disruption to guests.
- Ensure compliance with all relevant health and safety, environmental and statutory requirements.
- Maintain accurate maintenance records, work orders and equipment inventories using maintenance management systems.
- Stay informed of industry best practice and implement improvements that enhance efficiency and cost-effectiveness.

What you'll need to succeed
To be eligible for this position, you must have a minimum of 2 years' experience within a hotel maintenance environment. At least 1 year's experience in a supervisory or management capacity. Strong technical knowledge of HVAC, electrical, plumbing and mechanical systems. Proven ability to lead, motivate and develop a team. Excellent fault-finding, problem-solving and decision-making skills. Strong organisational and time management abilities. Ability to manage multiple priorities in a fast-paced hospitality environment. Proficient IT skills, including experience with Opera or other maintenance management software.

Desirable Criteria:
- Relevant qualifications or technical training in maintenance, engineering, building services or a related discipline.
- Experience managing contractors and maintenance budgets.
- Knowledge of hotel compliance and health and safety requirements.
