We're supporting a leading Build-to-Rent operator in the search for a proactive and customer-focused Maintenance Manager to join one of their flagship residential communities.

This is an opportunity to take ownership of maintenance operations within a high-quality residential environment, leading a small on-site team while overseeing contractor performance, compliance, defect management, resident satisfaction, and the day-to-day upkeep of the development.

Reporting directly to the General Manager, you'll play a key role in ensuring the building remains safe, compliant, and exceptionally well-maintained, while delivering a first-class living experience for residents.

Key Responsibilities:

  • Lead day-to-day maintenance operations across a large residential development
  • Manage and support the on-site maintenance team
  • Oversee contractors, suppliers, and defect remediation works
  • Ensure health & safety, fire safety, and statutory compliance standards are met
  • Coordinate reactive and planned maintenance activities
  • Manage apartment inspections, turnarounds, and resident move-in/move-out works
  • Monitor maintenance performance, work orders, and compliance records
  • Deliver excellent resident service while supporting the overall operation of the community

Your Requirements:

  • Experience within BTR, PBSA, residential property, hospitality, or a similar customer-focused environment
  • Previous experience managing contractors and service providers
  • Strong understanding of health & safety, compliance, and building operations
  • Team leadership or supervisory experience
  • Ability to manage multiple priorities and maintenance projects effectively
  • Hands-on approach with the confidence to undertake minor maintenance works when required
  • Strong communication, stakeholder management, and customer service skills
  • Proactive, organised, and solutions-focused, with a commitment to high standards and resident experience
