Job Description: Maintenance Officer

Cairn is seeking an experienced Maintenance Officer to deliver an effective service within the Maintenance Team, providing excellent customer service through face-to-face interactions, telephone calls, and written communications.

Key Responsibilities

  • Support and assist the Maintenance Manager with the delivery of the repairs contracts and ensure repairs are completed on time and meet a high standard.
  • Monitor and supervise specialist contractors undertaking non-standard repairs and ensure safety, certification, quality, and completion of all works before final invoices are payable and in line with agreed costs and our designated budgets.
  • Provide delivery of void repairs process.
  • Supervision, task allocation, quality control, and any other duties requested by Maintenance manager in regard to our Estate caretaker service.
  • Provide advice, guidance, and permission in line with relevant policies and procedures such as alterations or rechargeable repairs to ensure a consistent service is provided.
  • Deliver partnership working across the organisation to improve performance and ensure collaborative work and a consistency of service.
  • Responsible for the delivery of insurance works.
  • Deliver effective customer service, to ensure we meet our agreed Key Performance Indicators, Service Level Agreements, and in line with legislative requirements.
  • Perform effective data management to enable accurate reporting and monitoring on our repairs budget and rechargeable and recoverable costs are claimed through third party sources, such as Scottish Government for medical adaptations or insurable works.

Requirements – What We’re Looking For

  • Educated to HND level or other relevant professional qualifications or substantial experience in property and asset management systems. Experience in property and asset management systems to ensure the upkeep of stock condition data.
  • Awareness and understanding of Awaabs Law within The Investigation and Commencement of Repair (Scotland) Regulations 2026.
  • An understanding of or able to reference the following: COSHH, IOSH, CDM2015, Gas Safe level 2, Electrical safety awareness, Fire safety awareness, Legionella control, Asbestos Control.
  • We are seeking someone who has Project management experience and understanding.
  • Ability to work under pressure, coordinate a varied and complex workload in a busy office environment.
  • Clerk of Work experience would be desirable.
  • Full UK Drivers Licence with access to a vehicle.
  • A Basic Disclosure is required for this role.
