Are you a skilled Maintenance Operative looking to join a prestigious residential development in the heart of Manchester?
We are recruiting on behalf of a leading, award-winning property developer and operator with over 35 years of success delivering exceptional residential, student accommodation, and commercial developments across the UK.
This is an exciting opportunity to join a premium city-centre development, renowned for its high-quality living environment, landscaped green spaces, and exclusive resident amenities.
The Role
As a Maintenance Operative, you will be responsible for ensuring the building, apartments, and communal areas are maintained to the highest possible standard. You'll provide a responsive maintenance service, ensuring residents receive an excellent customer experience while maintaining full compliance with health and safety regulations.
Key Responsibilities
- Carry out general maintenance and repair work, including plumbing, joinery, decorating, and basic electrical repairs.
- Complete reactive maintenance requests efficiently and to a high standard.
- Conduct Planned Preventative Maintenance (PPM) checks, including emergency lighting and fire alarm testing.
- Prepare apartments for new residents and complete repairs following tenancy inspections.
- Maintain accurate maintenance, compliance, and health & safety records.
- Conduct building inspections and health & safety audits.
- Escort contractors and monitor works carried out on site.
- Support refurbishment, redecoration, and capital improvement projects.
- Work closely with the management team to maintain exceptional standards across the development.
- Participate in the maintenance call-out process for emergency situations.

About You
We're looking for someone who is hands-on, proactive, and takes pride in delivering high standards.
You'll Have
- Previous experience in a maintenance, facilities, or property maintenance role.
- Experience of general building maintenance, including plumbing, joinery, decorating, and repairs.
- Good understanding of Health & Safety regulations.
- Strong problem-solving and organisational skills.
- Excellent customer service and communication skills.
- The ability to work independently and as part of a team.
- A positive, professional, and flexible approach.
Desirable
- Trade qualifications in Plumbing, Joinery, Electrical Installation, or a related discipline.
- Experience within residential, Build-to-Rent, student accommodation, hospitality, or facilities management environments.

Working Hours
- Monday to Friday on a rotating shift basis:
- 8:00am - 5:00pm, or
- 10:00am - 7:00pm
- 1 in 5 Saturdays (8:00am - 5:00pm), with time off in lieu provided the following week.
- Additional overtime opportunities may be available during busy periods.
